Unreasonable Gaps & Holes

Draught Stopping Waipukurau

Draughts can lead to lower temperatures in houses. A draughty house will cost more to heat, which completed jobs in wasting energy and incurring higher costs.

If a draft can be noticed from gaps that are not adequate or holes the area needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or the air is clear from a hole or gap and you can feel it, it’s likely a crack or hole which needs sealing in the way you can. Large cracks and gaps should be stopped permanently. Any gaps greater than 3mm that allow air to enter or exit into your house need to be sealed. For example, if an open fireplace isn’t in use it can create draughts. This should be blocked from. Landlords and property managers are accountable for ensuring that these draughts are stopped as far as possible.

There is no need to block off gaps or holes that are part of the construction. For example, tiny gaps around windows and doors might be necessary to allow movement of the building as the home gets warmer and cooler, in order to let them be opened and closed rather than being stuck. We will inspect all doors and windows as part of our Healthy Homes assessment of your rental property.

Heating Waipukurau

Waipukurau rental properties need to have a stable source of heat that is able to heat the living space to at least 18degC, even during the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heat needs that it be permanently fixed (i.e., not portable) and at least 1.5 kW in heating capacity, and must meet the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool can be used to check if the permanent heater(s) are sufficient or whether you will require to ‘top up’ with an additional heater. Fires that are open and unflued heaters, such as the portable LPG bottle heaters are not considered acceptable heating options under The Healthy Homes Standard.

If the heating you offer is electric heating (or heat pump), it must be equipped with a thermostat. This will make the heating more uniform and effective. In most houses, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are required. In certain situations, like apartments with small spaces, a smaller fixed electric heater may be sufficient.

If your living space already has a central heating source, like heat pumps, it may require some additional energy in order to comply with the standards. Certain kinds of heaters cannot be used to comply with the standard because they’re expensive, inefficient and/or unhealthy to run.

Ventilation Waipukurau

Every living space of the rental property should include at least one open window or exterior door to provide natural ventilation. In addition, high moisture areas like kitchens and bathrooms need to have an venting fan outside to take moisture away.

The ventilation standard is all about acknowledging the fact that dried air can be less difficult to heat and a well ventilated rental property is less likely to grow mould and damp.

Bedrooms, living spaces, kitchens and dining rooms are considered liveable spaces. Connecting spaces like the hallway aren’t liveable and are not need an opening door or window.

Each window, door or skylight requirements to have the ability open to the outside, but remain set in an opening position to allow for fresh air circulation and ventilation.

Bathrooms, kitchens, and any other area in your home with shower, bath or cooktop, or any other moisture-producing item will need adequate extractor fans which are vented to the outdoors. The Healthy Homes Assessment service will check that there is adequate ventilation in every living space that includes extractor fans that are suitable in areas of high moisture.

Insulation Waipukurau

Ceiling and underfloor insulation is a requirement to all rental homes since July 1, 2019. All landlords and property managers have to make sure that the insulation is in line with this new quality. In certain situations, the an existing insulation on the ceiling or in the subfloor space might require to be topped up or replaced.

A well-insulated property will help to control condensation, and decrease the risk of mould and dampness, and it will make more easy for the home to keep warmth.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" refers to thermal resistance, and is a measure of how well insulation is able to resist heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3

Waipukurau Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the interior of the building but you must make sure there is somewhere for rain, surface and underground water to flow, and stop it from coming inside. When it comes to moisture and damp it’s frequently those concerns that you aren’t aware of that could be a huge problem and cause damage to your investment and affecting the tenant’s health.

Rental properties require to have effective drainage for the removal of the stormwater and surface waters and ground water. This includes an appropriate runoff or outfall. Making sure the water has a location to go, and it doesn’t get sucked into structures is an crucial aspect of keeping your property dry.

In addition to a drainage system to prevent moisture from entering, if your apartment has an enclosed gap between your flooring and the ground, a ground water barrier must be constructed if it’s reasonably practicable to install it.

A ground moisture barrier is typically made of polythene and is laid on top of the ground, in order to block any moisture that is present in the ground from entering the home. It also helps prevent from causing damage to the flooring insulation.
