If a draft can be perceived as a result of gaps or holes the area requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air coming in or an unobstructed draught coming from a crack or a gap, then it’s likely to be a gap or hole that requirements sealing in some way. Cracks and gaps that are large should be sealed permanently. Any gaps greater than 3mm that allow air in or out of the house need seals. For instance, if an open fireplace isn’t in use it can cause draughts and should be blocked off. Property managers and landlords are responsible for making sure that these draughts are stopped whenever possible.

A good heating system is crucial to ensure well-being houses

Heating Waipukurau

Rental properties in Waipukurau should have a permanent source of heating which can warm the largest or main living space to at least 18 degrees Celsius, even on the coldest winter days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat needs to be fixed (i.e., not portable), at least 1.5 Kilowatts in heating capacity, and meet the minimum requirement for heat capacity for the main living room. A Heating Assessment Tool can be used to determine whether the existing installed heater(s) are sufficient or whether you will need to "top-up" with a new heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters are not considered to be suitable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump, it should include a thermostat. This will make the heating more consistent and efficient. For most houses, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are required. In certain situations, such as small apartments an electric, fixed heater may be sufficient.

If the living area already has a central heating source like heat pumps, it might just need an upgrade to make sure it meets the requirements. Certain kinds of heaters aren’t able to be used to meet the standard as they are either expensive, inefficient or unsafe to operate.

Ventilation Waipukurau

Every living space of the rental property should include at least one open window or exterior door to offer natural airflow. In addition, humid areas such as kitchens or bathrooms must have a suitable externally vented extractor fan to remove moisture.

This ventilation standard is all about understanding that the dry atmosphere is more easy to heat and that a well ventilated rental property is less likely to grow damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are considered liveable areas. Connecting spaces such as the hallway are not considered liveable , and thus don’t require an opening door or window.

Each window, door , or the skylight needs for them to be in a position of opening to the outside, and stay closed, allowing to circulate fresh air as well as ventilation.

All kitchens and bathrooms, as well as any other space in your property with shower, bath, cooktop or other high moisture-producing item will need suitable extractor fans that can be vented out to the outside. The Healthy Homes Assessment service will check that there is adequate air circulation in every living space that includes extractor fans that are suitable for areas that are high in moisture.

All landlords and property managers are required to make sure that the insulation is in line with current quality. A properly insulated home can help control condensation, and decrease the risk of dampness and mould, and it will make much easier to allow the home to hold heat.

Insulation requirements to meet the R-values of your area.

The "R" is a symbol for thermal resistance, and is a measure of how well insulation is able to resist heat flow. The greater the R-value, the better the insulation.

Waipukurau Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside It’s about having to ensure there is somewhere for surface, rain or ground water, and to prevent it from getting inside. When it concerns damp and moisture it is frequently not apparent that it could be a huge problem, causing damage to your investment as well as affecting the tenant’s well-being.

Rental properties must have effective drainage for the removal of storm water, surface water, and ground water. This includes an appropriate runoff or outfall. Making sure the water has a location to go, and that it can’t linger underneath the structures is an important aspect of making sure your property is dry.

Alongside a drainage system to avoid moisture from entering, if your property has an enclosed space between floorboards and ground, a ground water barrier should be put in place if it’s reasonably practicable to install it.

The ground-moisture barrier typically a polythene sheet laid over the ground to stop any moisture present in the ground from accumulating into the building. It also assists in preventing moisture damage to the underfloor insulation.
