Fines for Failing to Comply

As of 1st July 2021, if a new or renewed contract is signed on a Waipukurau rental property, all Healthy Homes compliance work have to be completed by the end of 90 days.

In addition, there’s also a penalty up to $900 for landlords and property managers who have provided a false or false Healthy Homes Compliance Statement or other information. The person who is responsible for this fine is the person who is named on the lease contract as the person renting the property, so it could be the name of the landlord or the property management company.

All information in the Compliance Statement needs to be accurate before the tenancy agreement can be signed. It is updated through the tenancy period as associated work has been completed.

It’s crucial to note that a landlord with multiple rental properties may face more severe penalties for not complying. The highest penalties are handed down only for serious breaches, and landlords with six or more properties can be fined as high as $50,000 and as high as $100,000 in the case of hearing claims.

Waipukurau Healthy Homes Compliance Timeframes

Tenancies established between 1 July 2019 to 30 June 2021

  • Underfloor and ceiling insulation is mandatory for all Waipukurau and New Zealand rental houses where it is reasonably practicable to put in.
  • A Healthy Homes Declaration of Intent An Insulation Statement as well as an Insurance Statement should be included in any renewed, new or amended tenancy agreement.
  • Property managers and landlords must keep records that demonstrate the conformance to any Healthy Homes Standards that apply or will be applied throughout the tenancy period of their rental properties.

Beginning 1 July 2021

Unreasonable Gaps & Holes

Draught Stopping Waipukurau

Heating Waipukurau

Rental properties in Waipukurau require a reliable source of heat that can warm the living room to at least 18degC even on the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.
