Unreasonable Gaps & Holes

Draught Stopping Waipatu

Draughts increase the likelihood of low temperatures inside houses. A humid house will cost more to heat, meaning wasting energy and increased bills.

If a draught is felt from unreasonable gaps or holes, it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or a clear draught from a hole or gap or crack, then it is likely a crack or an opening that needs sealing in somehow. Large cracks and gaps should be fixed permanently. The gaps that exceed 3mm that allow air to enter or exit into the house require sealing. For example, if an open fireplace isn’t in use it could cause draughts, and should be sealed off. Landlords and property managers are responsible for making sure such draughts are eliminated in the maximum extent possible.

You don’t require to block up intentional holes or gaps that are part of the construction. For example, tiny gaps around windows and doors could be necessary to allow movement of the structure when the household is heated and cools so that they can still be opened and closed rather instead of being stuck. We will inspect all doors and windows during the Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure healthy houses

Heating Waipatu

Rental properties in Waipatu require a reliable source of heating that is able to heat the living room to at least 18degC, even during the winter coldest days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat requirements that it be permanently fixed (i.e., not portable) that is, at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum capacity for heating required for the main living space. The Heating Assessment Tool can be used to determine if the existing fixed heater(s) are adequate or whether you will require to ‘top up’ with an additional heater. Fires that are open and unflued heaters like mobile LPG bottle heaters are not considered acceptable heating options in The Healthy Homes Standard.

If the heating you provide is electric heating or heat source, then it must be equipped with the thermostat. This will make the heating more consistent and effective. For most houses, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in some cases like small apartments, a smaller fixed electric heater could be enough.

If your living space already has a central heating source such as the heat pump, it might require an upgrade in order to comply with the standards. Some types of heaters can’t be utilised to meet the standard since they’re either not efficient, cost prohibitive to operate or unsafe to operate.

Ventilation Waipatu

Every living space of a rental property has to contain at minimum one open windows or an exterior door to offer natural ventilation. Furthermore, moist areas such as kitchens or bathrooms should be equipped with an externally vented extractor to remove moisture.

The ventilation standard is all about understanding how dried air can be less difficult to heat and that a property that is well ventilated is less likely to be a victim of mould and damp.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable areas. Connecting spaces like the hallway aren’t liveable , and thus are not require an opening window or door.

Every window, door or skylight requirements at least open to the outside, and stay closed to allow to circulate fresh air as well as air flow.

All kitchens and bathrooms, and any other area in your home with a bath, shower or cooktop, or any other water-generating appliance will need proper extractor fan systems that vent out to the outside. This Healthy Homes Assessment service will verify that there is enough air circulation in every living space with the right extractor fan for areas that are high in moisture.

Insulation Waipatu

The insulation of the ceiling and underfloor has been compulsory on all rental houses since July 1, 2019. All landlords and property managers should make sure that the insulation is up to standards that are in line with the latest quality. In some instances, old ceiling insulation as well as insulation within the subfloor space might require to be added or replaced.

A house that is well-insulated can reduce condensation and lower the chance of mould and dampness, as well as making much easier for the home to keep warmth.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" refers to thermal resistance and is a gauge of how well insulation is able to resist heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3

Waipatu Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about what’s inside the building it is also about the outside. You must make sure there is somewhere for surface, rain and ground water to go and also stop it from getting into the building. When it is damp and moisture, it’s typically those concerns that you aren’t aware of that could be a huge problem that can cause damage to your investment and affecting your tenant’s health.

Rental properties must be equipped with efficient drainage for the removal of storm water, surface water, and ground water. This includes an appropriate outfall or runoff. Making sure that the water has a location to go, and it doesn’t sit beneath buildings is an essential part of keeping your property dry.

In addition to a drainage system to prevent water ingress, if the property has an enclosed space between your floor and surface, a ground moisture barrier must be put in place when it is reasonably practicable to do so.

The ground-moisture barrier generally made of polythene and is laid on top of the ground, to block any moisture in the ground from entering the building. It also assists in preventing moisture damage to the underfloor insulation.
