Healthy homes matter

Why is Healthy Homes Compliance so Important?

Around 1 in 3 households rent from New Zealand and Waipatu, and research has shown that these rental homes tend to be older, colder, have less effective heating, and generally tend to be lower quality than owner occupied properties.

Cold, damp and mouldy houses can have negative health outcomes, particularly for illnesses like colds, asthma, as well as cardiovascular diseases. Additionally, those who experience four or more major home quality issues often suffer from low life satisfaction and reduced mental wellbeing.

Improve the standard of Waipatu rental property will help tenants experience improved mental and physical health as well as lessen disruptions to their work, education and living because of illnesses. Your investment is also protected from mould, mildew and damp-related damage, which results in lower costs for maintenance in the long run.

The Healthy Homes Standard is a list of specific and minimum requirements for heating, insulation, Ventilation, Moisture Ingress and Drainage, and Draught stopping for Waipatu rental properties.

Unreasonable Gaps & Holes

Draught Stopping Waipatu

Draughts increase the likelihood of lower temperatures in houses. A humid house is more expensive to heat, resulting in wasted energy and incurring higher costs.

If a draught can be noticed from gaps that are not adequate or holes the area needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see the air is clear out of a hole or gap and you can feel it, it’s likely to be a gap or hole that needs sealing in the way you can. Large cracks and gaps should be sealed permanently. The gaps that exceed 3mm that allow air in or out into your home need to be sealed. For example, if the open fireplace isn’t being used, it can cause draughts and should be sealed off. Property managers and landlords are responsible for making sure that such draughts are squelched in the maximum extent imaginable.

There is no need to block up intentional holes or gaps that are part of the construction. For example, tiny gaps around doors and windows could be necessary to allow movement of the structure as the home is heated and cools to allow them to be shut and opened, rather than securing. We will check all doors and windows during the Healthy Homes assessment of your rental property.

A good heating system is crucial for well-being homes

Heating Waipatu

Rental properties in Waipatu require a reliable heating source that can heat the largest or main living room to at least 18 degrees Celsius, even on the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat requirements that it be permanently fixed (i.e., not portable) that is, at minimum 1.5 Kilowatts in heating capacity and have the minimum heating capacity needed in the living area. A Heating Assessment Tool may be used to determine if your current installed heater(s) are sufficient or whether you will need to "top-up" with an additional heater. Open fires as well as unflued combustion heaters such as mobile LPG bottle heaters are not considered to be suitable heating options under the Healthy Homes Standard.

If the heating you provide is an electric heater or heat source, it needs to be equipped with the thermostat. This will help make the heating more reliable and effective. For most properties, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are required. In some instances, such as small apartments an electric, fixed heater could be enough.

If the main living room already has a central heating source like the heat pump, it might require some additional energy to meet the standards. Certain kinds of heaters aren’t able to be used to achieve the quality because they’re costly, not cost-effective to run, and/or unsafe to run.

Ventilation Waipatu

Every living space of a rental home must have at least one openable doors or windows to provide natural ventilation. In addition, humid areas such as kitchens or bathrooms should have an externally vented extractor fan that can take moisture away.

The ventilation quality is all about understanding the fact that dry air is much easier to heat and that a well ventilated rental property will be less prone to developing damp and mould.

Bedrooms, living rooms, kitchens and dining rooms are considered liveable spaces. Connecting spaces like the hallway aren’t considered liveable and are not need an opening window or door.

Each window, door or Skylight needs at least to open to the outside, and stay fixed in an open position in order to allow to circulate fresh air as well as air flow.

Bathrooms, kitchens, and every other room of your home that has a bath, shower or cooktop, or any other moisture generating item will need proper extractor fan systems which are vented out to the outside. We offer a Healthy Homes Assessment service will check that there is adequate ventilation in every living space and will also check for the proper extractor fans in high moisture areas.

Insulation Waipatu

Underfloor and ceiling insulation is required in all rental homes as of July 1st, 2019. All landlords and property managers have to ensure the insulation meets standards that are in line with the latest standard. In some instances, an existing insulation on the ceiling or in the subfloor space may need to be topped up or replaced.

A well-insulated house will help to control condensation, and decrease the risk of mould and dampness and will also make more easy for the household to keep heat.

Insulation needs to meet the R-values of your area.

The "R" stands for thermal resistance and is a gauge of how well insulation can withstand heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Waipatu Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about the inside of the building it is also about the outside. You must make sure there is somewhere to allow surface, rain and underground water to flow and to prevent it from getting inside. When it concerns damp and moisture it is often not apparent that it can cause a lot of trouble and end up causing the property to suffer and harming the tenant’s health.

Rental properties should have efficient drainage to remove the stormwater and surface waters and ground water, including an appropriate outfall or runoff. Making sure that water is able to go, and also that it doesn’t sit beneath structures is an crucial aspect of keeping your property dry.

Alongside a drainage system to avoid moisture ingress, if your rental has an enclosed gap between floorboards and ground, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

An underground moisture barrier generally made of polythene and is laid on top of the ground to stop any moisture that is present in the ground from accumulating into the structure. It also assists in preventing water damage to the floor insulation.
