If a draught can be felt through gaps that are too large or holes the area requirements to be sealed.

What are the most unreasonable gaps or holes?

Cracks or gaps with large gaps must be sealed permanently. Gaps greater than 3mm that let air into or out of the house need seals. Heating Waipatu

Rental properties in Waipatu require a reliable heating source that is able to heat the living room to at least 18degC, even on the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The heating source needs to be fixed (i.e., not portable) with at least 1.5 horsepower in capacity, and it must have the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool may be used to determine whether the fixed heater(s) are adequate or whether you will need to top up by adding a second heater. Open fires as well as unflued combustion heaters like portable LPG bottle heaters aren’t considered to be suitable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is an electric heater or heat source, it must have a thermostat. This makes the heating more uniform and effective. For most homes, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in some cases like small apartments the smaller fixed electric heater may suffice.

If your main living space already has a permanent heating source like an air conditioner, it might just require an update in order to comply with the standards. Certain kinds of heaters aren’t able to be used to meet the standard since they’re either costly, not cost-effective to run, or unsafe to operate.

The ventilation standard is all about acknowledging that the dry atmosphere is less difficult to heat and that a well ventilated rental property will be less prone to developing damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are considered liveable areas. Spaces that connect, such as the hallways are not liveable , and thus do not need an opening door or window.

Each window, door or the skylight requirements at least open to the outside, and stay at an open angle to allow for fresh air circulation and air flow.

We offer a Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces and will also check for the proper extractor fans in high moisture areas.

Waipatu Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the inside of the building; you have to ensure there is somewhere to allow surface, rain or ground water, and stop it from coming into the building. When it is about damp and water, it is often not apparent that it could become a major issue and end up causing the property to suffer and harming the tenant’s health.

Rental properties must be equipped with efficient drainage to eliminate the stormwater and surface waters and ground water. This includes an appropriate outfall or runoff. Making sure that the water has a location to go, and also that it isn’t allowed to remain beneath structures is an crucial aspect of maintaining your property’s dry.

Alongside an irrigation system to stop the ingress of moisture, if your property has an enclosed space between floorboards and the ground, a ground water barrier must be installed if it’s reasonably practicable to install it.

A ground moisture barrier is usually a sheet of polythene that is placed over the ground, to block any moisture in the ground from entering the structure. It also assists in preventing water damage to the floor insulation.
