Healthy homes are important

What are the reasons why Healthy Homes Compliance so Important?

One in three households rent in New Zealand and Twyford, and research shows us that these rental houses are likely to be colder, older and have less efficient heating, and generally tend to be of poorer standard than those owned by owners.

Cold, damp and mouldy houses can have negative well-being outcomes, particularly ailments like colds and flu, asthma and cardiovascular conditions. Furthermore, people who have reported at least four key house quality problems often experience lower levels of satisfaction with life and a decrease in mental wellbeing.

Improving the quality of Twyford rental property will allow tenants to enjoy improved mental and physical health, and lessen the interruption to learning, work and daily life because of health issues. Your investment is also protected from mould, mildew and damp-related damage, which completed jobs in less costs of maintenance in the long run.

The Healthy Homes Standard is a listing of minimum and specific standards for heating, insulation, Ventilation, Moisture Ingress and Drainage, as well as Draught-stopping within Twyford rental properties.

Unreasonable Gaps & Holes

Draught Stopping Twyford

Draughts can lead to less temperature in households. A humid home is more expensive to heat, resulting in wasted energy and increased bills.

If a draught could be felt through gaps that are too large or holes, it needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air getting in, or see a clear draught from a hole or gap that is, it is likely a crack or crack that needs sealing in any way. Large gaps and cracks should be stopped permanently. Gaps greater than 3mm that allow air to enter or exit from the house require to be sealed. In the case of an open fireplace isn’t used it can cause draughts and should be sealed from. Landlords and property managers are responsible for making sure that such draughts are squelched as much as possible.

There is no require to block up intentional gaps or holes in the construction. For instance, small gaps around doors and windows might be necessary to allow for movement of the building when the home warms and cools to allow them to be closed and opened instead of than securing. We will inspect all doors and windows as part of the Healthy Homes assessment of your rental property.

Adequate heaters are crucial for healthy houses

Heating Twyford

Twyford rental properties should have a permanent source of heating that can warm the principal or the biggest living space to a minimum of 18degC, even during the coldest winter days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat needs to remain fixed (i.e., not portable), at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum required heating capacity for the main living space. A Heating Assessment Tool may be used to determine whether the existing installed heater(s) are adequate or if you’ll require to "top up" with a new heater. Open fires and unflued combustion heaters, such as mobile LPG bottle heaters aren’t considered to be suitable heating options for those following the Healthy Homes Standard.

If the heating that you offer is an electric heater (or heat pump), it requirements to be equipped with a thermostat. This will help make your heating more consistent and effective. In most homes, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. However, in certain instances like small apartments an electric, fixed heater might be enough.

If your main living space already has a central heating source, such as heat pumps, it may require an upgrade to ensure it meets the requirements. Certain kinds of heaters cannot be utilised to meet the standard as they are either costly, not affordable to run, or are unsafe to operate.

Bedrooms, living rooms kitchens and dining rooms are considered liveable spaces. Connecting spaces such as the hallway aren’t liveable and therefore are not require an opening window or door.

Each window, door or skylight requirements to be able to open to the outside while remaining fixed in an open position, allowing ventilation and fresh air ventilation.

All bathrooms and kitchens and any other area in your property with shower, bath, cooktop or other high moisture generating item will require appropriate extractor fans which are vented towards the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space, including suitable extractor fans in high moisture areas.

Insulation Twyford

Ceiling and underfloor insulation is required in all rental houses from 1 July 2019. Property managers and landlords have to make sure that the insulation meets this new standard. In some instances, current ceiling insulation, or the insulation of the sub floor space may need to be filled with or replaced.

A house that is well-insulated will reduce the risk of condensation and lessen the likelihood of mould and damp, and also makes it easier for the home to keep warmth.

Insulation requirements to meet the R-values of your area.

The "R" stands for thermal resistance and it is a measurement of how well the insulation is able to resist heat flow. The higher the R-value, the higher the standard of insulation.

Twyford Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the inside it’s also about the outside. You must ensure there is somewhere to allow surface, rain or ground water and stop it from coming inside. When it concerns damp and moisture it’s usually the concerns you don’t notice that could become a major issue that can cause damage to your investment and harming your tenant’s health.

Rental properties require to have efficient drainage to get rid of floodwaters, surface water, and ground water. This includes the proper outfall or runoff. Making sure that the water has a proper place to go, and that it can’t linger underneath the buildings is a vital aspect of maintaining your property’s dry.

In addition to a drainage system to prevent moisture from entering, if your property has an enclosed space between your flooring and ground, a ground moisture barrier must be installed if it’s reasonably practicable to install it.

A ground moisture barrier is usually made of polythene and is laid on top of the ground to stop any moisture present in the ground from rising into the building. It also helps prevent water damage to the floor insulation.
