Healthy homes are important

What are the reasons why Healthy Homes Compliance so Important?

About 1 in 3 households rent from New Zealand and Te Mata Hills, and research has shown that these rental houses tend to be older, colder, are not as efficient heating and have lower quality than homes that are owned by the owner.

Damp, mouldy and cold houses are associated with negative well-being results, specifically for illnesses such as colds and asthma, as well as cardiovascular diseases. Additionally, those who have reported four or more major house quality problems often experience lower levels of satisfaction with life and a decrease in mental health.

Improving the quality of Te Mata Hills rental property can allow tenants to experience better mental and physical health and minimise the interruption to learning, work and daily life due to diseases. Your investment is also better safeguarded from mildew, mould and damp damage, meaning lower maintenance costs in the long run.

The Healthy Homes Standard is a list of the specific and minimum standards for heating, insulation, Ventilation, Moisture Ingress and Drainage, and Draught stopping for Te Mata Hills rental properties.

Unreasonable Gaps & Holes

Draught Stopping Te Mata Hills

Draughts increase the likelihood of low temperatures inside households. A damp home costs more to heat, meaning wasting energy and incurring higher costs.

If a draught is felt through gaps that are too large or holes, it needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or a clear draught from a crack or a gap or crack, then it’s likely to be a gap or hole which needs sealing in the way you can. Large gaps and cracks should be sealed permanently. Any gaps greater than 3mm that let air into or out into the home require to be sealed. For instance, if an open fireplace isn’t used it could cause draughts, and should be blocked from. Property managers and landlords are responsible for making sure that such draughts are squelched as far as imaginable.

There is no require to block up intentional holes or gaps in the construction. For example, tiny gaps around windows and doors could be required to allow for the movement of the structure as the household heats and cools, to allow them to be closed and opened instead of instead of being stuck. We will inspect the windows and doors as part of your Healthy Homes assessment of your rental property.

A good heating system is important to ensure well-being homes

Heating Te Mata Hills

Te Mata Hills rental properties must have a fixed heating source which can warm the living space to a minimum of 18degC, even on the most coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source needs that it be permanently fixed (i.e. not portable), at minimum 1.5 kW in heating capacity, and must meet the minimum heating capacity needed for the main living room. A Heating Assessment Tool could be used to determine whether the existing installed heater(s) are sufficient or if you’ll need to ‘top up’ with an additional heater. Open fires as well as unflued combustion heaters, such as the portable LPG bottle heaters aren’t considered to be safe heating options for those following the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat source, it requirements to be equipped with a thermostat. This will help make the heating more uniform and effective. For most properties, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. In certain situations, such as small apartments the smaller fixed electric heater may suffice.

If your living space already has a fixed heating source, such as heat pumps, it might need an upgrade to ensure it meets the requirements. Certain kinds of heaters aren’t able to be used to comply with the quality because they’re costly, not affordable to run, and/or unhealthy to run.

Te Mata Hills Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the inside of the building it’s also about the outside. You must ensure there is somewhere to allow surface, rain or ground water, and stop it from coming inside. When it comes to moisture and damp it is frequently not apparent that it can become a big problem that can cause damage to your investment as well as affecting your tenant’s health.

Properties that are rented must have effective drainage to eliminate rainwater, storm water and ground water, including an appropriate runoff or outfall. Making sure that the water has a location to go, and that it can’t linger underneath the structures is an crucial aspect of making sure your property is dry.

In addition to a drainage system to prevent water ingress, if the apartment has an enclosed gap between your flooring and the ground, a ground water barrier must be installed if it’s reasonably practicable to do so.

The ground-moisture barrier generally made of polythene and is laid on top of the ground to prevent any moisture in the ground from accumulating into the building. It also helps prevent moisture damage to the underfloor insulation.
