Unreasonable Gaps & Holes

Draught Stopping Te Mata Hills

Draughts can lead to less temperature in households. A damp home costs more to heat, resulting in wasted energy and resulting in higher bills.

If a draught is felt through gaps that are too large or holes that it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air entering or the air is clear from a crack or a gap and you are able to feel it, it’s likely a crack or crack that requirements sealing in somehow. Cracks or gaps with large gaps must be stopped permanently. Cracks that are greater than 3mm and let air into or out into the house require the sealing. For example, if an open fireplace isn’t being used, it can cause draughts and should be sealed off. Landlords and property managers are responsible for ensuring such draughts are eliminated as far as imaginable.

There is no need to cover up gaps or holes that are part of the construction. For example, tiny gaps around doors and windows may be required to allow for movement within the building as the house warms and cools so that they can still be shut and opened, rather instead of being stuck. We will test the windows and doors in an Healthy Homes assessment of your rental property.

Heating Te Mata Hills

Te Mata Hills rental properties must have a fixed source of heat that is able to heat the living area to at minimum 18degC, even on the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating needs to be fixed (i.e. not portable) with at least 1.5 horsepower in capacity, and it must have the minimum requirement for heat capacity in the living area. A Heating Assessment Tool can be used to determine whether the current permanent heater(s) are adequate or whether you will require to "top up" with an additional heater. Open fires and unflued combustion heaters, such as portable LPG bottle heaters are not considered to be safe heating options for the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump, it must be equipped with an thermostat. This makes the heating more consistent and efficient. In most homes, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are required. However, in some cases like small apartment buildings an electric, fixed heater might be enough.

If the main living room already has a permanent heating source such as a heat pump, then it could require an upgrade to meet the standards. Some types of heaters can’t be used to comply with the standard since they’re either expensive, inefficient or unsafe to operate.

Insulation Te Mata Hills

Underfloor and ceiling insulation has been compulsory in all rental houses since 1 July 2019. All landlords and property managers have to ensure that the insulation is in line with the new quality. In certain situations, the current ceiling insulation, or the insulation of the subfloor space may require to be added or replaced.

A house that is well-insulated will help to control condensation and lower the chance of mould and damp, and also makes an easier task for the household to keep warmth.

Insulation needs to be in compliance with the R-values required for your area

The "R" signifies thermal resistance, and is a gauge of how well insulation can withstand heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Te Mata Hills Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside but you must make sure there is somewhere for rain, surface as well as groundwater to move and stop it from coming into the building. When it is damp and moisture, it’s often the things you don’t notice that could become a major issue, causing damage to your investment and harming the tenant’s health.

Rental properties should be equipped with efficient drainage to remove the stormwater and surface waters and ground water. This includes an appropriate outfall or runoff. Making sure that water has a place to go, and it can’t linger underneath the buildings is a vital aspect of making sure your property is dry.

Alongside a drainage system to prevent the ingress of moisture, if your rental is enclosed between the floor and soil, a ground-water barrier must be installed if it’s reasonably practicable to do so.

A ground moisture barrier is generally made of polythene and is laid on top of the ground to prevent any moisture in the ground from entering the structure. It also helps to prevent any damage to your underfloor insulation.
