Unreasonable Gaps & Holes

Draught Stopping Te Mata Hills

Draughts can lead to dropping temperatures within houses. A cold house costs more to heat, which means wasting energy and increased bills.

If a draught could be noticed from gaps that are not adequate or holes the area needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or the air is clear out of a hole or gap that is, it’s most likely a gap or crack that requirements sealing in somehow. Cracks or gaps with large gaps must be stopped permanently. The gaps that exceed 3mm that let air in or out into the house need seals. For instance, if an open fireplace is not in use, it can create draughts. This must be sealed off. Landlords and property managers are responsible for making sure that these draughts are stopped as much as imaginable.

There is no require to block off gaps or holes which are part of the construction. For instance, small gaps around doors and windows might be necessary to allow for the movement of the structure as the household is heated and cools to allow them to be opened and closed rather than securing. We will examine all windows and doors as part of an Healthy Homes assessment of your rental property.

Heating Te Mata Hills

Rental properties in Te Mata Hills must have a fixed heating source that is able to heat the living space to a minimum of 18 degrees Celsius, even on the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental well-being.

The heating source needs to remain fixed (i.e., not portable) with at least 1.5 kW of heating capacity, and must meet the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool could be used to determine if your current permanent heater(s) are adequate or whether you will need to "top-up" by adding a second heater. Open fires and unflued combustion heaters like the portable LPG bottle heaters aren’t considered to be safe heating options under The Healthy Homes Standard.

If the heating that you provide is an electric heater (or heat pump), it should have an thermostat. This makes your heating more consistent and effective. For most homes, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in certain instances like small apartments, a smaller fixed electric heater could be enough.

If the main living room is already equipped with a fixed heating source, such as the heat pump, it might just require some additional energy in order to comply with the standards. Certain kinds of heaters cannot be used to achieve the standard because they’re inefficient, unaffordable to operate or unsafe to operate.

It is the ventilation standard is all about recognising it is that dry air will be less difficult to heat and that an apartment that is well-ventilated is less likely to grow damp and mould.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable areas. Connecting spaces like the hallway aren’t liveable , and thus do not need an opening door or window.

Each window, door , or Skylight needs at least open to the outside, and stay at an open angle, allowing the circulation of fresh air and ventilation.

Bathrooms, kitchens, and any other area in your house that houses shower, bath, cooktop or other high water-generating appliance will require adequate extractor fans that can be vented out to the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces and will also check for the proper extractor fans in areas of high moisture.

Insulation for underfloor and ceilings is a requirement for all rent homes from 1 July 2019. All landlords and property managers should make sure that the insulation meets the new quality. In some cases, an existing insulation on the ceiling or in the sub floor space may require to be filled with or replaced.

A well-insulated property can reduce condensation and reduce the chances of dampness and mould, and also makes more easy for the household to keep warmth.

Insulation requirements to meet the R-values that are appropriate for your region.

The "R" stands for thermal resistance and is a measure of how well insulation is able to resist heat flow. The more high the R-value, more effective the insulation.

Te Mata Hills Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about what’s inside the building it is also about the outside. You must make sure there is somewhere to allow surface, rain or ground water, and to prevent it from getting inside. When it is about damp and water, it is frequently the things you don’t notice that can become a big problem, causing the property to suffer and harming your tenant’s well-being.

Rental properties need to have effective drainage to get rid of the stormwater and surface waters and groundwater, with an appropriate outfall or runoff. Making sure the water has a proper place to go, and that it isn’t allowed to remain beneath buildings is an essential part of maintaining your property’s dry.

In addition to the drainage system that will prevent moisture from entering, if your property has an enclosed space between your flooring and the ground, a ground water barrier should be put in place if it is reasonably practicable to do so.

The ground-moisture barrier typically a sheet of polythene that is placed over the ground to stop any moisture in the ground from entering the building. It also helps in preventing water damage to the floor insulation.
