Unreasonable Gaps & Holes

Draught Stopping Te Mata

Draughts are a major cause of low temperatures inside households. A draughty home costs more to heat, resulting in wasted energy and increased bills.

If a draught can be perceived as a result of gaps or holes the area requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air getting in, or see the sound of a clear draught emanating from a hole or gap, then it’s likely a crack or hole which requirements sealing in some way. Cracks or gaps with large gaps must be sealed permanently. The gaps that exceed 3mm that allow air in or out of the home need sealing. For example, if an open fireplace isn’t being used, it could cause draughts, and should be blocked from. Landlords and property managers are accountable for ensuring such draughts are eliminated as much as imaginable.

There is no require to block off holes or gaps which are part of the building. For example, tiny gaps around windows and doors might be necessary to allow movement of the building as the home gets warmer and cooler, so that they are able to be shut and opened, rather instead of being stuck. We will test all doors and windows as part of your Healthy Homes assessment of your rental property.

Proper heating is crucial for well-being homes

Heating Te Mata

Rental properties in Te Mata should have a permanent source of heating that can heat the largest or main living space to a minimum of 18degC, even during the coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source needs to remain fixed (i.e., not portable), at minimum 1.5 kW of heating capacity and have the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool can be used to determine whether the current permanent heater(s) are sufficient or whether you will require to top up by adding a second heater. Fires that are open and unflued heaters such as mobile LPG bottle heaters are not considered to be suitable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is an electric heater (or heat pump), it must be equipped with the thermostat. This makes your heating more consistent and effective. In most houses, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In some instances, like apartments with small spaces the smaller fixed electric heater may suffice.

If your main living space already has a fixed heating source, like an air conditioner, it might just require some additional energy to meet the standards. Some types of heaters can’t be utilised to meet the quality as they are either not efficient, cost prohibitive to operate and/or unsafe to run.

Each living space within a rental property must contain at minimum one open windows or an exterior door to offer natural airflow. Additionally, areas with high moisture areas like kitchens and bathrooms need to have an externally vented extractor fan to take moisture away.

This ventilation standard is all about recognising it is that the dry atmosphere is more easy to heat and a property that is well ventilated is less likely to grow damp and mould.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallway are not considered liveable and therefore are not need an opening window or door.

Each window, door or Skylight requirements at least open to the outside and remain set in an opening position to allow the circulation of fresh air and air flow.

All kitchens and bathrooms, as well as any other space in your house that houses a bath, shower cooker or any other humidity-generating items will require suitable extractor fans which are vented to the outdoors. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Te Mata

Underfloor and ceiling insulation is required to all rental homes as of July 1st, 2019. All landlords and property managers should make sure that the insulation meets current quality. In certain situations, the an existing insulation on the ceiling or in the sub floor space may require to be filled with or replaced.

A properly insulated home will reduce the risk of condensation, and decrease the risk of mould and damp, and also makes it easier for the home to retain warmth.

Insulation requirements to meet the R-values required for your area

The "R" stands for thermal resistance, and is a gauge of how well insulation can withstand heat flow. The more R-value is higher, the more efficient the insulation.

  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3

Te Mata Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the inside it’s also about the outside. You must make sure there is somewhere to allow surface, rain and underground water to flow, and also stop it from getting into the building. When it is damp and moisture, it’s usually not apparent that it could be a huge problem that can cause the property to suffer and affecting the tenant’s well-being.

Rental properties should be equipped with efficient drainage to remove floodwaters, surface water and ground water, including an appropriate runoff or outfall. Making sure that the water has a proper place to go, and that it doesn’t get sucked into structures is an important aspect of maintaining your property’s dry.

In addition to a drainage system to avoid the ingress of moisture, if your rental is enclosed between floorboards and ground, a ground water barrier must be constructed if it’s reasonably practicable to do so.

A ground moisture barrier is generally a polythene sheet laid over the ground, in order to block any moisture present in the ground from getting into the structure. It also helps in preventing any damage to your underfloor insulation.
