Unreasonable Gaps & Holes

Draught Stopping Putorino

Draughts may lead to dropping temperatures within houses. A draughty house is more expensive to heat, which means wasting energy and incurring higher costs.

If a draught could be noticed from gaps that are not adequate or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or the air is clear out of a hole or gap that is, it’s most likely a gap or an opening that needs sealing in any way. Cracks or gaps with large gaps must be sealed permanently. Any gaps greater than 3mm that allow air to enter or exit from your home need the sealing. For example, if an open fireplace isn’t in use it may cause draughts and should be sealed from. Landlords and property managers are accountable for ensuring such draughts are eliminated as much as imaginable.

You don’t need to block off gaps or holes that are part of the building. For example, tiny gaps around windows and doors might be necessary to allow movement of the structure as the home warms and cools so that they are able to be closed and opened rather than being stuck. We will test the windows and doors as part of our Healthy Homes assessment of your rental property.

Heating Putorino

Rental properties in Putorino require a reliable source of heat that can heat the living space to at least 18degC even on the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat needs for it to be permanent (i.e. not portable) with at minimum 1.5 kW in heating capacity and have the minimum heating capacity needed in the living area. The Heating Assessment Tool can be used to determine if your current fixed heater(s) are adequate or if you’ll require to "top-up" with an additional heater. Unflued combustion and open fire heaters like mobile LPG bottle heaters are not considered to be safe heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is electric heating or heat source, then it must be equipped with a thermostat. This makes your heating more consistent and efficient. For the majority of houses, bigger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are required. However, in some cases like apartments with small spaces an electric, fixed heater may be sufficient.

If the living area is already equipped with a fixed heating source such as a heat pump, then it may need an update to be able to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the standard as they are either inefficient, unaffordable to operate and/or unsafe to run.

Ceiling and underfloor insulation is mandatory for all rent homes from 1 July 2019. All landlords and property managers should make sure that the insulation is in line with current standard. In some instances, an existing insulation on the ceiling or in the subfloor space may require to be filled with or replaced.

A well-insulated property can help control condensation, and decrease the risk of mould and dampness as well as making an easier task for the household to hold warmth.

Insulation needs to meet the R-values for your area

The "R" refers to thermal resistance and is a measure of how well the insulation is able to resist heat flow. The greater the R-value, the higher the quality of insulation.

Properties that are rented must have efficient drainage to eliminate storm water, surface water and ground water, which includes the proper outfall or runoff. Making sure that the water has a place to go, and it doesn’t get sucked into buildings is a vital aspect of making sure your property is dry.

In addition to the drainage system that will prevent the ingress of moisture, if your apartment has an enclosed gap between the floor and the soil, a ground-water barrier must be installed if it’s reasonably practicable to install it.

Ground moisture barriers are typically made of polythene and is laid on top of the ground to prevent any moisture from the ground from getting into the building. It also assists in preventing any damage to your underfloor insulation.
