Unreasonable Gaps & Holes

Draught Stopping Putorino

Draughts may lead to less temperature in houses. A cold house costs more to heat, which completed jobs in wasting energy and incurring higher costs.

If a draught is felt from unreasonable gaps or holes the area requirements to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or an unobstructed draught coming from a crack or a gap, then it is likely to be a gap or crack that needs sealing in somehow. Cracks or gaps with large gaps must be sealed permanently. Any gaps greater than 3mm that allow air to enter or exit into your home need seals. For example, if the open fireplace isn’t in use it may cause draughts and should be shut off. Landlords and property managers are accountable for making sure such draughts are eliminated as far as imaginable.

There is no need to block off gaps or holes which are part of the building. For instance, small gaps around windows and doors may be required to allow for movement of the building as the household warms and cools so that they are able to be shut and opened, rather instead of being stuck. We will inspect all windows and doors as part of an Healthy Homes assessment of your rental property.

Heating Putorino

Rental properties in Putorino must have a fixed source of heat that can heat the largest or main living area to at minimum 18degC, even during the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat requirements to be fixed (i.e. not portable) with at minimum 1.5 kW in heating capacity, and meet the minimum required heating capacity for the main living space. A Heating Assessment Tool can be used to determine whether the current permanent heater(s) are sufficient or if you’ll require to ‘top up’ with an additional heater. Open fires and unflued combustion heaters, such as the portable LPG bottle heaters aren’t considered to be acceptable heating options for those following the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump, it must include an thermostat. This will help make the heating more consistent and effective. In most houses, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In some instances, like small apartments small apartments, a smaller electric fixed heater might be enough.

If the main living room is already equipped with a fixed heating source, like a heat pump, then it might require a top up in order to comply with the standards. Certain types of heaters cannot be utilised to meet the quality because they’re not efficient, cost prohibitive to operate and/or unsafe to run.

Bedrooms, living rooms, kitchens and dining rooms are considered liveable spaces. Connecting spaces such as the hallway aren’t considered liveable and therefore don’t require an opening window or door.

Each window, door or skylight requirements to have the ability to open up to the outside, but remain fixed in an open position in order to allow to circulate fresh air as well as ventilation.

Insulation Putorino

Insulation for underfloor and ceilings is required on all rental homes as of July 1st, 2019. All landlords and property managers have to make sure that the insulation meets the new standard. In certain situations, the existing ceiling insulation or insulation in the subfloor space might need to be replaced or replaced.

A house that is well-insulated can help control condensation and reduce the chances of mould and dampness and will also make more easy for the household to hold the heat.

Insulation requirements to be in compliance with the R-values for your area

The "R" stands for thermal resistance and is a measure of how well the insulation is able to resist heat flow. The greater the R-value, the more efficient the insulation.

  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3

Putorino Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the interior of the building It’s about having to make sure there is somewhere for rain, surface as well as groundwater to move, and prevent it from getting inside. When it comes to moisture and damp it’s frequently not apparent that it could be a huge problem and end up causing damage to your investment and affecting the tenant’s well-being.

Rental properties must be equipped with efficient drainage for the removal of floodwaters, surface water, and ground water. This includes an appropriate outfall or runoff. Making sure that the water is able to go and that it doesn’t sit beneath buildings is a vital aspect of keeping your property dry.

Alongside a drainage system to prevent the ingress of moisture, if your apartment has an enclosed gap between your flooring and ground, a ground water barrier must be installed if it’s reasonably practicable to install it.

An underground moisture barrier generally a polythene sheet laid over the ground, to block any moisture from the ground from accumulating into the home. It also helps to prevent from causing damage to the flooring insulation.
