Unreasonable Gaps & Holes

Draught Stopping Putorino

Draughts increase the likelihood of dropping temperatures within households. A humid home costs more to heat, which means wasting money and energy.

If a draught can be felt through gaps that are too large or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air coming in or the air is clear from a hole or gap or crack, then it’s likely to be a gap or hole that needs sealing in the way you can. Cracks or gaps with large gaps must be stopped permanently. The gaps that exceed 3mm that let air into or out into the house need sealing. In the case of an open fireplace isn’t being used, it may cause draughts and should be sealed off. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed in the maximum extent possible.

There is no need to block off gaps or holes in the building. For example, tiny gaps around doors and windows may be required to allow movement of the building as the house gets warmer and cooler, in order to let them be closed and opened instead of than being stuck. We will inspect every window and door during our Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being houses

Heating Putorino

Putorino rental properties should have a permanent source of heat that is able to heat the living room to at least 18degC even on the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat requirements to remain fixed (i.e., not portable) and at least 1.5 Kilowatts in heating capacity, and it must have the minimum required heating capacity for the main living room. A Heating Assessment Tool may be used to determine whether your current permanent heater(s) are sufficient or whether you will need to ‘top up’ by adding a second heater. Open fires and unflued combustion heaters, such as mobile LPG bottle heaters are not considered to be acceptable heating options under those following the Healthy Homes Standard.

If the heating that you provide is electric heating (or heat pump), it needs to have a thermostat. This will make the heating more consistent and efficient. For most properties, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are needed. In some instances, like small apartments small apartments, a smaller electric fixed heater might be enough.

If the living area is already equipped with a fixed heating source such as the heat pump, it could require an update to be able to meet the standards. Some types of heaters can’t be used to achieve the quality since they’re either expensive, inefficient and/or unsafe to run.

Ventilation Putorino

Each living space within a rental property must contain at minimum one open window or exterior door to offer natural ventilation. Additionally, areas with high moisture spaces like kitchens and bathrooms must have a suitable externally vented extractor fan that can take moisture away.

This ventilation standard is all about understanding it is that dry air is much easier to heat, and that a well ventilated rental property will be less prone to developing mould and damp.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable spaces. Connecting spaces such as the hallway are not considered liveable and don’t require an opening window or door.

Every window, door or the skylight requirements to be able open to the outside, but remain set in an opening position in order to allow for fresh air circulation and air flow.

Bathrooms, kitchens, and every other room of your home that has shower, bath and cooktop or another water-generating appliance will need appropriate extractor fans that vent to the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space, including suitable extractor fans in areas with high moisture.

Insulation Putorino

Underfloor and ceiling insulation has been compulsory on all rental houses as of July 1st, 2019. All landlords and property managers are required to ensure the insulation meets this new standard. In some instances, existing ceiling insulation or insulation in the subfloor space may need to be topped up or replaced.

A well-insulated property will reduce the risk of condensation and lower the chance of mould and damp, and also makes much easier to allow the home to retain warmth.

Insulation needs to meet the R-values required for your area

The "R" signifies thermal resistance and is a gauge of how well the insulation is able to resist heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Putorino Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about what’s inside the building; you have to make sure there is somewhere for surface or ground water, and to prevent it from getting inside. When it is damp and moisture, it is often not apparent that it can cause a lot of trouble, causing damage to your investment as well as harming the tenant’s health.

Properties that are rented must have effective drainage to remove floodwaters, surface water, and ground water. This includes an appropriate runoff or outfall. Making sure that water has a proper place to go and that it doesn’t sit beneath structures is a crucial aspect of keeping your property dry.

In addition to the drainage system that will prevent water ingress, if the rental is enclosed between your floor and ground, a ground water barrier must be put in place when it’s reasonably practicable to do so.

A ground moisture barrier is typically a sheet of polythene that is placed over the ground, in order to block any moisture present in the ground from rising into the property. It also helps in preventing water damage to the floor insulation.
