Unreasonable Gaps & Holes

Draught Stopping Putorino

Draughts may lead to dropping temperatures within homes. A humid home costs more to heat, which means wasting money and energy.

If a draught could be felt from unreasonable gaps or holes, it needs to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or an unobstructed draught coming from a gap or hole that is, it is likely to be a gap or crack that requirements sealing in the way you can. Cracks and gaps that are large should be stopped permanently. The gaps that exceed 3mm that let air in or out of the home need sealing. For example, if an open fireplace isn’t used it can cause draughts and must be sealed off. Property managers and landlords are accountable for making sure that draughts from the fireplace are removed as far as imaginable.

You don’t require to block up intentional holes or gaps in the building. For example, tiny gaps around windows and doors might be necessary to allow for movement within the structure when the house gets warmer and cooler, so that they are able to be closed and opened rather instead of being stuck. We will test all windows and doors in the Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure healthy houses

Heating Putorino

Rental properties in Putorino should have a permanent source of heating that can heat the main or largest living space to a minimum of 18 degrees Celsius, even on the coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heating requirements that it be permanently fixed (i.e. not portable), at least 1.5 kW in heating capacity, and meet the minimum requirement for heat capacity in the living area. A Heating Assessment Tool can be used to determine if the current installed heater(s) are sufficient or if you’ll require to "top-up" with a new heater. Unflued combustion and open fire heaters, such as the portable LPG bottle heaters are not considered acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is an electric heater (or heat pump), it must include an thermostat. This will make the heating more consistent and efficient. For the majority of houses, bigger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are needed. In some instances, like apartments with small spaces, a smaller fixed electric heater might be enough.

If the living area already has a central heating source like a heat pump, then it may require a top up to make sure it meets the requirements. Certain types of heaters cannot be used to meet the standard as they are either costly, not cost-effective to run, and/or unsafe to run.

It is the ventilation quality is all about acknowledging it is that dry air will be much easier to heat and that an apartment that is well-ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces such as the hallway aren’t considered liveable , and thus do not need an opening door or window.

Each door, window or Skylight requirements to have the ability open to the outside, and stay closed to allow ventilation and fresh air ventilation.

All kitchens and bathrooms, and any other room in your property with a bath, shower or cooktop, or any other water-generating appliance will need adequate extractor fans that are vented out to the outside. This Healthy Homes Assessment service will ensure that there is sufficient air circulation in every living space and will also check for the proper extractor fans in areas of high moisture.

Insulation Putorino

Ceiling and underfloor insulation has been compulsory on all rental houses from 1 July 2019. All landlords and property managers must ensure the insulation meets current standard. In some instances, current ceiling insulation, or the insulation of the sub floor space may require to be topped up or replaced.

A properly insulated home will help to control condensation and reduce the chances of mould and dampness, and also makes an easier task to the house to retain the heat.

Insulation needs to be in compliance with the R-values for your area

The "R" stands for thermal resistance and is a measure of how well the insulation is able to resist heat flow. The higher the R-value, the higher the quality of insulation.

Putorino Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the inside but you must make sure there is somewhere for surface and underground water to flow, and prevent it from getting inside. When it is about damp and water, it’s often the things you don’t notice that could be a huge problem, causing damage to your investment and harming the tenant’s health.

Rental properties require to have effective drainage for the removal of the stormwater and surface waters, and ground water, including an appropriate runoff or outfall. Making sure the water has a place to go, and it can’t linger underneath the buildings is a vital aspect of maintaining your property’s dry.

Alongside the drainage system that will prevent the ingress of moisture, if your rental is enclosed between floorboards and ground, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

An underground moisture barrier typically a polythene sheet laid over the ground to stop any moisture that is present in the ground from entering the building. It also helps in preventing from causing damage to the flooring insulation.
