Healthy homes are important

What are the reasons why Healthy Homes Compliance so Important?

Around 1 in 3 households rent in New Zealand and Putorino, and research shows us that these rental homes tend to be colder, older and are not as efficient heating and tend to be lower quality than houses that are owned by the owner.

Moldy, damp and cold houses are linked to negative health outcomes, particularly diseases like colds and influenza, asthma, and heart diseases. Additionally, those who have reported at least four key issues with their housing often have less satisfaction in their lives and lower mental health.

Enhancing the standard of Putorino rental property can allow tenants to experience better mental and physical health and reduce the disruptions to their work, education and living because of illness. Your investment will also be better safeguarded from mildew, mould and damp damage, meaning lower costs for maintenance in the long run.

The Healthy Homes Standard is a set of specific and minimal requirements for heating, insulation Ventilation, Moisture Ingress and Drainage, as well as Draught Stopping on Putorino rental properties.

Unreasonable Gaps & Holes

Draught Stopping Putorino

Draughts increase the likelihood of dropping temperatures within houses. A damp house will cost more to heat, which completed jobs in wasting energy and incurring higher costs.

If a draught is noticed from gaps that are not adequate or holes that it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming from a gap or hole and you are able to feel it, it’s most likely a gap or crack that requirements sealing in some way. Cracks or gaps with large gaps must be sealed permanently. Any gaps greater than 3mm that let air into or out into your house need the sealing. For instance, if an open fireplace isn’t in use it can create draughts. This should be shut off. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed in the maximum extent imaginable.

You don’t need to block up intentional holes or gaps that are part of the building. For instance, small gaps around windows and doors could be required to allow for the movement of the structure when the house gets warmer and cooler, in order to let them be closed and opened rather than being stuck. We will examine all doors and windows as part of your Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being homes

Heating Putorino

Putorino rental properties require a reliable source of heating which can warm the principal or the biggest living space to at least 18degC, even on the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat requirements that it be permanently fixed (i.e. not portable) and at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool can be used to determine whether your current fix heater(s) are sufficient or if you’ll need to "top-up" by adding a second heater. Unflued combustion and open fire heaters, such as portable LPG bottle heaters are not considered to be acceptable heating options for those following the Healthy Homes Standard.

If the heating that you provide is an electric heater (or heat pump), it requirements to include the thermostat. This makes the heating more uniform and effective. For most properties, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in some cases like small apartments, a smaller fixed electric heater might be enough.

If the main living room is already equipped with a fixed heating source like an air conditioner, it could need an upgrade to be able to meet the standards. Certain types of heaters cannot be used to achieve the standard because they’re expensive, inefficient or are unsafe to operate.

Ventilation Putorino

Each liveable space in the rental property should include at least one open windows or an exterior door to offer natural airflow. Additionally, areas with high moisture areas such as kitchens or bathrooms should be equipped with an externally vented extractor to remove moisture.

A ventilation standard is all about understanding the fact that dried air can be less difficult to heat and heat, and a well ventilated rental property will be less prone to developing damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are all considered living spaces. Connecting spaces such as the hallway aren’t liveable and therefore are not need an opening window or door.

Each window, door , or Skylight needs to be able to open up to the outside, but remain set in an opening position to allow for fresh air circulation and ventilation.

All kitchens and bathrooms, and any other area in your house that houses a bath, shower cooker or any other moisture-producing item will require suitable extractor fans which are vented out to the outside. This Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Putorino

Ceiling and underfloor insulation is required for all rent houses as of July 1st, 2019. All landlords and property managers have to make sure the insulation meets this new quality. In certain situations, the existing ceiling insulation or insulation in the subfloor space might require to be replaced or replaced.

A well-insulated house will reduce the risk of condensation, and decrease the risk of mould and dampness as well as making an easier task to the home to hold warmth.

Insulation needs to meet the R-values for your area

The "R" is a symbol for thermal resistance and it is a measurement of how well insulation is able to resist heat flow. The more R-value is higher, the higher the standard of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Putorino Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of what’s inside the building but you must make sure there is somewhere for surface, rain as well as groundwater to move, and stop it from coming inside. When it concerns damp and moisture it is usually not apparent that it can become a big problem, causing damage to your investment and affecting the tenant’s health.

Rental properties must have efficient drainage for the removal of storm water, surface water and ground water. This includes the proper outfall or runoff. Making sure the water has a proper place to go and that it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent moisture ingress, if your rental is enclosed between your floor and the surface, a ground moisture barrier should be put in place if it is reasonably practicable to do so.

An underground moisture barrier typically made of polythene and is laid on top of the ground, in order to block any moisture from the ground from getting into the structure. It also helps prevent any damage to your underfloor insulation.
