Healthy homes matter

What is the reason Healthy Homes Compliance So Important?

One in three households rent homes in New Zealand and Putorino, and research has shown that these rental homes are most likely to be older, colder, have less effective heating and are of lower standard than those owned by owners.

Moldy, damp and cold houses are associated with negative health outcomes, particularly for ailments like colds and flu, asthma and cardiovascular conditions. In addition, people who experience at least four major housing quality problems frequently have lower levels of satisfaction with life and a decrease in well-being.

Improve the standard of Putorino rental property will allow tenants to enjoy improved physical and mental health, and lessen the interruption to learning, work and living due to health issues. Your investment is also protected from mildew, mould and damp , which means less costs of maintenance in the long run.

The Healthy Homes Standard is a set of specific and minimal standards for Heating, Insulation, Ventilation, Moisture Ingress and Drainage, as well as Draught stopping within Putorino rental properties.

Unreasonable Gaps & Holes

Draught Stopping Putorino

Draughts may lead to dropping temperatures within homes. A humid home is more expensive to heat, which means wasting energy and increased bills.

If a draught could be noticed from gaps that are not adequate or holes the area requirements to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see the sound of a clear draught emanating out of a hole or gap and you are able to feel it, it’s probably a gap or crack that needs sealing in any way. Large gaps and cracks should be stopped permanently. Gaps greater than 3mm that let air in or out within your house need seals. For instance, if an open fireplace isn’t being used, it can cause draughts and should be shut from. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed in the maximum extent possible.

You don’t need to block holes or gaps that are part of the building. For instance, small gaps around doors and windows may be required to allow for movement within the structure as the house is heated and cools so that they can still be closed and opened rather than sticking. We will examine all doors and windows during an Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure healthy homes

Heating Putorino

Putorino rental properties require a reliable source of heat which can warm the living room to at least 18degC, even during the most coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating needs for it to be permanent (i.e., not portable) and at minimum 1.5 Kilowatts in heating capacity and have the minimum heating capacity needed in the living area. A Heating Assessment Tool can be used to determine whether the permanent heater(s) are sufficient or if you’ll require to "top-up" with a new heater. Open fires as well as unflued combustion heaters, such as small portable LPG bottle heaters aren’t considered to be safe heating options for The Healthy Homes Standard.

If the heating you provide is electric heating or heat pump it must include a thermostat. This will help make your heating more consistent and effective. In most homes, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. In some instances, like small apartments small apartments, a smaller electric fixed heater could be enough.

If the living area already has a permanent heating source like the heat pump, it could need an update to be able to meet the standards. Certain kinds of heaters cannot be utilised to meet the standard since they’re either not effective, cost prohibitive to operate or unsafe to operate.

Ventilation Putorino

Each living space within a rental property has to have at least one opening doors or windows to provide natural airflow. In addition, humid areas such as kitchens and bathrooms should have an externally vented extractor fan to get rid of moisture.

This ventilation quality is all about acknowledging that dry air will be much easier to heat and an apartment that is well-ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms kitchens, and dining rooms are considered liveable areas. Spaces that connect, such as the hallway aren’t considered liveable and do not need an opening window or door.

Each door, window or skylight needs to have the ability to open to the outside, and stay at an open angle in order to allow the circulation of fresh air and air flow.

All bathrooms and kitchens and any other area in your home with shower, bath cooker or any other moisture-producing item will require adequate extractor fans which are vented towards the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Putorino

Insulation for underfloor and ceilings has been compulsory for all rent homes as of July 1st, 2019. Property managers and landlords should ensure the insulation meets current standard. In certain situations, the existing ceiling insulation or insulation in the subfloor space might require to be topped up or replaced.

A well-insulated property can help control condensation and lessen the likelihood of mould and damp, and it will make it easier for the household to hold heat.

Insulation needs to be in compliance with the R-values for your area

The "R" stands for thermal resistance, and is a gauge of how well insulation withstands heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Putorino Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside but you must make sure there is somewhere to allow surface, rain or ground water and also stop it from getting inside. When it is damp and moisture, it’s usually those things that you aren’t aware of that could be a huge problem, causing the property to suffer and affecting your tenant’s health.

Properties that are rented must have effective drainage to get rid of floodwaters, surface water, and ground water, including an appropriate outfall or runoff. Making sure that water is able to go, and that it can’t linger underneath the structures is an important aspect of making sure your property is dry.

In addition to the drainage system that will prevent moisture ingress, if your property has an enclosed space between your flooring and ground, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

The ground-moisture barrier typically a sheet of polythene that is placed over the ground, in order to block any moisture that is present in the ground from getting into the property. It also helps in preventing any damage to your underfloor insulation.
