Unreasonable Gaps & Holes

Draught Stopping Poukawa

Draughts increase the likelihood of less temperature in homes. A humid house costs more to heat, which completed jobs in wasting energy and increased bills.

If a draught is felt from unreasonable gaps or holes, it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or the air is clear from a gap or hole, then it is most likely a gap or crack that requirements sealing in the way you can. Large cracks and gaps should be stopped permanently. The gaps that exceed 3mm that allow air to enter or exit within your house require seals. For instance, if an open fireplace isn’t in use it can cause draughts and should be blocked from. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed whenever imaginable.

You don’t require to block up intentional gaps or holes that are part of the construction. For instance, small gaps around doors and windows could be necessary to allow for the movement of the structure as the household heats and cools, to allow them to be closed and opened rather than being stuck. We will inspect all doors and windows as part of your Healthy Homes assessment of your rental property.

Heating Poukawa

Rental properties in Poukawa need to have a stable source of heat that can heat the living space to at least 18degC, even on the coldest winter days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat requirements to be fixed (i.e., not portable) that is, at least 1.5 Kilowatts in heating capacity and have the minimum heating capacity needed for the main living room. A Heating Assessment Tool may be used to determine whether the existing fix heater(s) are sufficient or if you’ll need to "top-up" with a new heater. Open fires as well as unflued combustion heaters, such as small portable LPG bottle heaters aren’t considered to be acceptable heating options for the Healthy Homes Standard.

If the heating you provide is electric heating (or heat pump), it should have a thermostat. This will help make the heating more uniform and efficient. In most houses, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In some instances, like small apartment buildings an electric, fixed heater could be enough.

If the main living room already has a permanent heating source such as heat pumps, it might just require a top up to ensure it meets the requirements. Certain kinds of heaters cannot be used to meet the quality as they are either not efficient, cost prohibitive to operate and/or unhealthy to run.

Ventilation Poukawa

Every living space of the rental property should include at least one open door or window to provide natural ventilation. Furthermore, moist areas like kitchens and bathrooms should have an venting fan outside to remove moisture.

The ventilation standard is about recognising the fact that the dry atmosphere is much easier to heat and heat, and the property that is properly ventilated is less likely to develop damp and mould.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallway aren’t considered liveable and therefore are not need an opening door or window.

Each window, door or the skylight needs to have the ability to open up to the outside, and stay at an open angle, allowing to circulate fresh air as well as air flow.

All kitchens and bathrooms, and any other room in your home that has shower, bath, cooktop or other high moisture generating item will require proper extractor fan systems that vent to the outdoors. We offer a Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces, including suitable extractor fans for areas that are high in moisture.

Insulation Poukawa

Insulation for underfloor and ceilings is mandatory in all rental houses as of July 1st, 2019. All landlords and property managers are required to ensure that the insulation is in line with this new quality. In some instances, old ceiling insulation as well as insulation within the sub floor space might require to be added or replaced.

A well-insulated house will reduce the risk of condensation and lessen the likelihood of mould and dampness, and will also make an easier task to allow the house to keep heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" refers to thermal resistance, and it is a measurement of how well the insulation withstands heat flow. The more high the R-value, higher the standard of insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Poukawa Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about what’s inside the building but you must make sure there is somewhere for surface and ground water to go, and prevent it from getting inside. When it is about damp and water, it is typically not apparent that it could be a huge problem that can cause damages to your investment and harming your tenant’s well-being.

Rental properties require to have effective drainage to eliminate floodwaters, surface water, and ground water, which includes the proper outfall or runoff. Making sure that water has a proper place to go, and that it can’t linger underneath the buildings is a vital aspect of making sure your property is dry.

In addition to an irrigation system to stop the ingress of moisture, if your apartment has an enclosed gap between floorboards and soil, a ground-water barrier must be constructed if it’s reasonably practicable to install it.

The ground-moisture barrier generally a sheet of polythene that is placed over the ground, to block any moisture that is present in the ground from getting into the home. It also helps to prevent from causing damage to the flooring insulation.
