Draughts increase the likelihood of dropping temperatures within homes. A damp home will cost more to heat, which results in wasting energy and incurring higher costs.

If a draught could be noticed from gaps that are not adequate or holes that it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming out of a hole or gap or crack, then it is most likely a gap or hole that requirements sealing in any way. Cracks or gaps with large gaps must be stopped permanently. Gaps greater than 3mm that let air into or out within your house need to be sealed. For instance, if an open fireplace isn’t in use it may cause draughts and must be sealed off. Landlords and property managers are responsible for ensuring that these draughts are stopped as far as possible.

There is no need to cover up gaps or holes that are part of the building. For instance, small gaps around windows and doors could be required to allow movement of the structure when the household is heated and cools so that they can still be opened and closed rather instead of being stuck. Heating Poukawa

Rental properties in Poukawa require a reliable source of heat that can heat the principal or the biggest living space to a minimum of 18degC, even on the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat needs to be fixed (i.e., not portable), at least 1.5 horsepower in capacity, and must meet the minimum capacity for heating required for the main living space. The Heating Assessment Tool can be used to determine if your current installed heater(s) are sufficient or if you’ll need to ‘top up’ by adding a second heater. Unflued combustion and open fire heaters like small portable LPG bottle heaters aren’t considered to be safe heating options under the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat source, it needs to have a thermostat. This will help make the heating more reliable and efficient. For most properties, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in some cases like small apartment buildings, a smaller fixed electric heater could be enough.

If the living area already has a central heating source such as heat pumps, it could need an update to make sure it meets the requirements. Certain types of heaters cannot be used to achieve the standard because they’re inefficient, unaffordable to operate or are unsafe to operate.

Poukawa Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside of the building but you must make sure there is somewhere for rain, surface and ground water to go, and to prevent it from getting inside. When it is about damp and water, it’s usually the concerns you don’t notice that could become a major issue, causing damage to your investment as well as harming the tenant’s health.

Rental properties require to have effective drainage to remove storm water, surface water, and ground water. This includes the proper outfall or runoff. Making sure that the water has a location to go, and it doesn’t sit beneath buildings is a vital aspect of making sure your property is dry.

In addition to an irrigation system to stop the ingress of moisture, if your rental is enclosed between your floor and soil, a ground-water barrier must be put in place when it is reasonably practicable to install it.

A ground moisture barrier is usually made of polythene and is laid on top of the ground, in order to block any moisture present in the ground from entering the home. It also helps in preventing from causing damage to the flooring insulation.
