Unreasonable Gaps & Holes

Draught Stopping Poukawa

Draughts may lead to dropping temperatures within houses. A damp house will cost more to heat, meaning wasting energy and resulting in higher bills.

If a draft can be felt from unreasonable gaps or holes or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air getting in, or see the sound of a clear draught emanating from a gap or hole or crack, then it is probably a gap or an opening that needs sealing in some way. Large cracks and gaps should be permanently stopped. Any gaps greater than 3mm that let air into or out within your home need sealing. For instance, if an open fireplace is not in use, it may cause draughts and should be sealed off. Property managers and landlords are responsible for making sure that draughts from the fireplace are removed whenever possible.

You don’t need to block up intentional gaps or holes which are part of the building. For instance, small gaps around windows and doors could be necessary to allow for the movement of the building as the home gets warmer and cooler, in order to let them be closed and opened instead of than securing. We will examine every window and door during your Healthy Homes assessment of your rental property.

Heating Poukawa

Rental properties in Poukawa must have a fixed source of heat that can heat the main or largest living room to at least 18degC, even during the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat requirements for it to be permanent (i.e., not portable) and at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum heating capacity needed in the living area. A Heating Assessment Tool could be used to check if the current installed heater(s) are adequate or whether you will need to "top up" by adding a second heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters aren’t considered to be safe heating options in those following the Healthy Homes Standard.

If the heating system you offer is an electric heater or heat source, then it must have a thermostat. This will make the heating more uniform and efficient. In most homes, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in certain instances like small apartment buildings an electric, fixed heater could be enough.

If your main living space is already equipped with a fixed heating source like heat pumps, it might require a top up to make sure it meets the requirements. Certain kinds of heaters cannot be used to achieve the standard since they’re either expensive, inefficient or unsafe to operate.

Ventilation Poukawa

Every living space in a rental home must have at least one opening door or window to offer natural airflow. Additionally, areas with high moisture spaces like kitchens and bathrooms should have an venting fan outside to take moisture away.

The ventilation standard is all about acknowledging that dry air is more easy to heat and that a property that is well ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable spaces. Connecting spaces like the hallway are not considered liveable and therefore don’t require an opening door or window.

Every window, door or the skylight needs for them to be in a position open to the outside, and stay closed to allow to circulate fresh air as well as ventilation.

The bathrooms in all kitchens and any other area in your property with shower, bath cooker or any other water-generating appliance will require appropriate extractor fans that are vented to the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space and will also check for the proper extractor fans in areas of high moisture.

Poukawa Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside of the building; you have to ensure there is somewhere for surface, rain or ground water, and also stop it from getting inside. When it is about damp and water, it is typically the concerns you don’t notice that can become a big problem, causing damage to your investment and harming the tenant’s health.

Properties that are rented must be equipped with efficient drainage to remove floodwaters, surface water, and groundwater, with an appropriate outfall or runoff. Making sure the water has a proper place to go, and it isn’t allowed to remain beneath buildings is a vital aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent moisture from entering, if your property has an enclosed space between your flooring and ground, a ground moisture barrier must be constructed if it is reasonably practicable to install it.

An underground moisture barrier usually an insulating sheet of polythene laid over the ground to stop any moisture present in the ground from rising into the home. It also helps to prevent from causing damage to the flooring insulation.
