Large gaps and cracks should be fixed permanently. Gaps greater than 3mm that allow air to enter or exit within your house need seals. Ventilation Poukawa

Every living space of a rental property has to have at least one openable door or window to provide natural airflow. In addition, humid areas such as kitchens and bathrooms should have an externally vented extractor to take moisture away.

The ventilation quality is all about acknowledging the fact that dry air will be much easier to heat and an apartment that is well-ventilated will be less prone to developing mould and damp.

Bedrooms, living spaces, kitchens and dining rooms are considered liveable areas. Spaces that connect, such as the hallway aren’t considered living spaces and therefore don’t need an opening door or window.

Every window, door or skylight needs to be able to open up to the outside, and stay closed in order to allow the circulation of fresh air and air flow.

The bathrooms in all kitchens as well as any other space in your house that houses shower, bath, cooktop or other high moisture-producing item will need proper extractor fan systems which are vented out to the outside. Our Healthy Homes Assessment service will verify that there is enough ventilation in each livable space that includes extractor fans that are suitable in areas of high moisture.

The insulation of the ceiling and underfloor has been compulsory on all rental houses since July 1, 2019. Property managers and landlords are required to make sure that the insulation is up to standards that are in line with the latest quality. In certain situations, the current ceiling insulation, or the insulation of the subfloor space may need to be added or replaced.

A well-insulated property can help control condensation and reduce the chances of mould and dampness, as well as making an easier task for the household to hold warmth.

Insulation needs to meet the R-values of your area.

The "R" is a symbol for thermal resistance, and it is a measurement of how well the insulation can withstand heat flow. The more R-value is higher, the higher the quality of insulation.

Poukawa Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the inside of the building but you must make sure there is somewhere to allow surface, rain or ground water and prevent it from getting into the building. When it is damp and moisture, it’s usually not apparent that it could become a major issue that can cause damage to your investment as well as affecting your tenant’s health.

Rental properties should have effective drainage for the removal of rainwater, storm water, and ground water, which includes an appropriate outfall or runoff. Making sure that water has a place to go and that it doesn’t get sucked into buildings is a vital aspect of keeping your property dry.

In addition to the drainage system that will prevent moisture ingress, if your apartment has an enclosed gap between the floor and surface, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

Ground moisture barriers are typically a polythene sheet laid over the ground, in order to block any moisture present in the ground from rising into the property. It also helps to prevent moisture damage to the underfloor insulation.
