Unreasonable Gaps & Holes

Draught Stopping Poraiti

Draughts can lead to low temperatures inside households. A draughty home is more expensive to heat, which completed jobs in wasting energy and incurring higher costs.

If a draught could be noticed from gaps that are not adequate or holes that it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air coming in or an unobstructed draught coming from a hole or gap that is, it’s likely to be a gap or hole that requirements sealing in somehow. Cracks or gaps with large gaps must be stopped permanently. Cracks that are greater than 3mm and allow air in or out within your house need sealing. For example, if an open fireplace isn’t being used, it could cause draughts, and should be sealed off. Property managers and landlords are accountable for ensuring that draughts from the fireplace are removed as far as imaginable.

You don’t require to block holes or gaps that are part of the building. For example, tiny gaps around windows and doors could be required to allow for the movement of the structure when the house heats and cools, to allow them to be closed and opened rather than securing. We will test the windows and doors as part of your Healthy Homes assessment of your rental property.

A good heating system is important for healthy homes

Heating Poraiti

Poraiti rental properties need to have a stable heating source that can heat the largest or main living space to a minimum of 18degC, even during the coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating needs to remain fixed (i.e. not portable), at minimum 1.5 kW of heating capacity and have the minimum heating capacity needed in the living area. The Heating Assessment Tool can be used to determine if your current fix heater(s) are sufficient or if you’ll require to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters like mobile LPG bottle heaters are not considered to be safe heating options under the Healthy Homes Standard.

If the heating system you offer is electric heating (or heat pump), it should include a thermostat. This will help make the heating more uniform and effective. For most houses, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters will be required. In some instances, like small apartments, a smaller fixed electric heater could be enough.

If your main living space is already equipped with a fixed heating source, such as the heat pump, it might require a top up to make sure it meets the requirements. Certain kinds of heaters aren’t able to be used to meet the standard since they’re either inefficient, unaffordable to operate or unsafe to operate.

Ventilation Poraiti

Each living space within a rental property has to have at least one openable windows or an exterior door to provide natural ventilation. In addition, humid areas such as kitchens or bathrooms must have a suitable externally vented extractor fan that can remove moisture.

A ventilation standard is all about recognising the fact that dry air will be much easier to heat and a well ventilated rental property will be less prone to developing mould and damp.

Bedrooms, living spaces, dining rooms, and kitchens are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t considered liveable and don’t need an opening door or window.

Every window, door or skylight needs to have the ability to open to the outside and remain closed to allow for fresh air circulation and ventilation.

Bathrooms, kitchens, and any other room in your house that houses a bath, shower, cooktop or other high humidity-generating items will require appropriate extractor fans which are vented out to the outside. Our Healthy Homes Assessment service will ensure that there is sufficient air circulation in every living space, including suitable extractor fans for areas that are high in moisture.

Insulation Poraiti

Underfloor and ceiling insulation is required for all rent houses from 1 July 2019. Property managers and landlords should make sure that the insulation meets this new standard. In some instances, old ceiling insulation as well as insulation within the sub floor space might need to be filled with or replaced.

A well-insulated house can reduce condensation and lower the chance of mould and damp, and will also make more easy for the house to keep heat.

Insulation requirements to meet the R-values of your area.

The "R" signifies thermal resistance, and is a measure of how well insulation can withstand heat flow. The more R-value is higher, the higher the standard of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Poraiti Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the inside but you must ensure there is somewhere for surface or ground water, and prevent it from getting into the building. When it is about damp and water, it’s typically what you don’t see that can cause a lot of trouble and end up causing the property to suffer and harming your tenant’s health.

Properties that are rented must be equipped with efficient drainage to remove storm water, surface water and ground water, which includes an appropriate outfall or runoff. Making sure that water has a proper place to go, and also that it can’t linger underneath the structures is an important aspect of maintaining your property’s dry.

Alongside a drainage system to prevent the ingress of moisture, if your apartment has an enclosed gap between the floor and soil, a ground-water barrier must be put in place when it is reasonably practicable to do so.

An underground moisture barrier usually an insulating sheet of polythene laid over the ground to prevent any moisture from the ground from accumulating into the property. It also helps prevent moisture damage to the underfloor insulation.
