Unreasonable Gaps & Holes

Draught Stopping Parkvale

Draughts may lead to low temperatures inside houses. A draughty house costs more to heat, resulting in wasted money and energy.

If a draught is felt through gaps that are too large or holes that it needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air getting in, or see the sound of a clear draught emanating from a gap or hole or crack, then it is likely a crack or hole that needs sealing in the way you can. Cracks and gaps that are large should be fixed permanently. Cracks that are greater than 3mm and allow air to enter or exit within your home need the sealing. For example, if an open fireplace is not in use, it can create draughts. This must be sealed from. Landlords and property managers are responsible for ensuring that such draughts are squelched as far as possible.

There is no require to block gaps or holes that are part of the construction. For instance, small gaps around doors and windows could be necessary to allow for movement of the structure as the home gets warmer and cooler, in order to let them be closed and opened instead of instead of being stuck. We will examine the windows and doors in your Healthy Homes assessment of your rental property.

Heating Parkvale

This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating needs for it to be permanent (i.e., not portable), at minimum 1.5 kW in heating capacity, and it must have the minimum heating capacity needed for the main living room. A Heating Assessment Tool can be used to determine whether the installed heater(s) are adequate or whether you will require to top up with an additional heater. Unflued combustion and open fire heaters like the portable LPG bottle heaters are not considered to be safe heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is electric heating (or heat pump), then it must have the thermostat. This makes the heating more uniform and effective. For most houses, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are required. In some instances, like small apartment buildings small apartments, a smaller electric fixed heater may be sufficient.

If your main living space is already equipped with a fixed heating source like a heat pump, then it may require some additional energy to ensure it meets the requirements. Certain kinds of heaters aren’t able to be used to achieve the quality because they’re expensive, inefficient and/or unhealthy to run.

Parkvale Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about what’s inside the building; you have to make sure there is somewhere for rain, surface and ground water to go, and to prevent it from getting into the building. When it is damp and moisture, it’s typically not apparent that it could become a major issue and cause damage to your investment as well as harming the tenant’s health.

Rental properties must be equipped with efficient drainage to get rid of rainwater, storm water and ground water, including an appropriate runoff or outfall. Making sure that the water has a location to go, and it isn’t allowed to remain beneath buildings is a vital aspect of making sure your property is dry.

Alongside an irrigation system to stop moisture from entering, if your rental has an enclosed gap between your floor and ground, a ground water barrier must be constructed if it is reasonably practicable to install it.

Ground moisture barriers are typically a polythene sheet laid over the ground, to block any moisture from the ground from getting into the structure. It also assists in preventing any damage to your underfloor insulation.
