Healthy homes are important

What are the reasons why Healthy Homes Compliance So Important?

Around 1 in 3 households in New Zealand and Parkvale, and research indicates that rental homes are likely to be older, colder, are not as effective heating, and generally tend to be of poorer quality than owner occupied properties.

The damp, cold and mouldy houses are associated with negative well-being outcomes, particularly for diseases like colds and asthma, as well as cardiovascular diseases. Additionally, those who reported four or more key housing quality problems frequently have lower levels of satisfaction with life and a decrease in mental health.

Enhancing the standard of Parkvale rental property will allow tenants to enjoy improved mental and physical health and minimise the disturbance to learning, work and living due to illness. Your investment will be safeguarded from mildew, mould and damp , which means less costs of maintenance in the long run.

Unreasonable Gaps & Holes

Draught Stopping Parkvale

Draughts increase the likelihood of less temperature in houses. A cold house costs more to heat, which means wasting energy and resulting in higher bills.

If a draught is noticed from gaps that are not adequate or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or the air is clear from a hole or gap that is, it is probably a gap or hole which needs sealing in somehow. Cracks or gaps with large gaps must be stopped permanently. Cracks that are greater than 3mm and allow air in or out from your home require seals. For example, if the open fireplace is not in use, it could cause draughts, and should be shut from. Landlords and property managers are accountable for ensuring such draughts are eliminated whenever imaginable.

You don’t require to cover up gaps or holes in the construction. For instance, small gaps around doors and windows could be required to allow movement of the building when the house warms and cools to allow them to be shut and opened, rather instead of being stuck. We will check every window and door during your Healthy Homes assessment of your rental property.

A good heating system is important for healthy houses

Heating Parkvale

Rental properties in Parkvale should have a permanent heating source that can warm the largest or main living area to at minimum 18 degrees Celsius, even on the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating needs for it to be permanent (i.e., not portable) with at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool may be used to determine if the current permanent heater(s) are sufficient or whether you will need to ‘top up’ with a new heater. Fires that are open and unflued heaters like portable LPG bottle heaters aren’t considered acceptable heating options in the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump it requirements to have an thermostat. This makes the heating more reliable and efficient. For the majority of houses, bigger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in some cases like small apartment buildings, a smaller fixed electric heater may be sufficient.

If the main living room is already equipped with a fixed heating source such as heat pumps, it might just need an update to make sure it meets the requirements. Certain kinds of heaters aren’t able to be utilised to meet the quality as they are either expensive, inefficient and/or unhealthy to run.

Ventilation Parkvale

Each living space within a rental home must include at least one open windows or an exterior door to provide natural ventilation. In addition, humid areas like kitchens and bathrooms must have a suitable externally vented extractor fan to remove moisture.

This ventilation quality is all about acknowledging the fact that the dry atmosphere is much easier to heat and that a property that is well ventilated is less likely to be a victim of mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are considered liveable spaces. Spaces that connect, such as the hallway are not considered liveable , and thus don’t need an opening door or window.

Each window, door , or skylight needs to be able to open to the outside and remain fixed in an open position, allowing for fresh air circulation and air flow.

All kitchens and bathrooms, and every other room of your home that has shower, bath, cooktop or other high water-generating appliance will require appropriate extractor fans that can be vented out to the outside. Our Healthy Homes Assessment service will ensure that there is sufficient air circulation in every living space, including suitable extractor fans in high moisture areas.

Insulation Parkvale

The insulation of the ceiling and underfloor has been compulsory for all rent homes since 1 July 2019. All landlords and property managers are required to make sure the insulation meets the new standard. In some cases, old ceiling insulation as well as insulation within the sub floor space may require to be topped up or replaced.

A house that is well-insulated can help control condensation and reduce the chances of mould and dampness and will also make more easy for the household to retain the heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" refers to thermal resistance and is a measure of how well the insulation is able to resist heat flow. The higher the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Parkvale Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the inside; you have to ensure there is somewhere to allow surface, rain as well as groundwater to move and prevent it from getting inside. When it comes to moisture and damp it is frequently not apparent that it can cause a lot of trouble, causing damage to your investment as well as harming the tenant’s well-being.

Rental properties should be equipped with efficient drainage for the removal of floodwaters, surface water and groundwater, with the proper outfall or runoff. Making sure the water has a location to go, and also that it can’t linger underneath the structures is an important aspect of making sure your property is dry.

Alongside a drainage system to avoid moisture from entering, if your rental has an enclosed gap between your floor and soil, a ground-water barrier should be put in place if it’s reasonably practicable to do so.

A ground moisture barrier is typically an insulating sheet of polythene laid over the ground, to block any moisture present in the ground from rising into the structure. It also helps in preventing any damage to your underfloor insulation.
