Unreasonable Gaps & Holes

Draught Stopping Kotemaori

Draughts increase the likelihood of low temperatures inside homes. A damp home costs more to heat, resulting in wasted energy and increased bills.

If a draught is felt through gaps that are too large or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air coming in or the air is clear from a crack or a gap or crack, then it is probably a gap or hole which needs sealing in somehow. Cracks and gaps that are large should be sealed permanently. Cracks that are greater than 3mm and let air into or out of the home need seals. For example, if the open fireplace isn’t used it may cause draughts and should be shut off. Property managers and landlords are accountable for ensuring that such draughts are squelched as much as possible.

There is no require to cover up gaps or holes that are part of the building. For example, tiny gaps around doors and windows may be required to allow for movement within the building as the household is heated and cools in order to let them be shut and opened, rather instead of being stuck. We will check all windows and doors in your Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure healthy homes

Heating Kotemaori

Kotemaori rental properties need to have a stable source of heat that can warm the largest or main living space to a minimum of 18degC, even during the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs for it to be permanent (i.e., not portable) with at minimum 1.5 horsepower in capacity, and must meet the minimum requirement for heat capacity for the main living space. The Heating Assessment Tool can be used to determine if your current fix heater(s) are sufficient or if you’ll require to ‘top up’ with a new heater. Fires that are open and unflued heaters like portable LPG bottle heaters are not considered to be safe heating options under those following the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump, then it must be equipped with the thermostat. This will help make the heating more consistent and efficient. For most properties, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are required. In certain situations, like small apartments small apartments, a smaller electric fixed heater may be sufficient.

If the living area already has a central heating source, like an air conditioner, it could need an upgrade in order to comply with the standards. Certain kinds of heaters aren’t able to be used to achieve the quality as they are either costly, not cost-effective to run, or are unsafe to operate.

Ventilation Kotemaori

Every living space of a rental home must have at least one opening door or window to offer natural ventilation. In addition, humid spaces like kitchens and bathrooms must have a suitable externally vented extractor fan that can eliminate moisture.

This ventilation quality is all about recognising the fact that the dry atmosphere is less difficult to heat and heat, and a well ventilated rental property is less likely to be a victim of damp and mould.

Bedrooms, living rooms, kitchens, and dining rooms are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t liveable and therefore don’t require an opening door or window.

Each door, window or skylight requirements for them to be in a position of opening to the outside, but remain closed to allow ventilation and fresh air air flow.

The bathrooms in all kitchens and any other room in your home that has a bath, shower cooker or any other humidity-generating items will require appropriate extractor fans which are vented to the outside. Our Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Kotemaori

Ceiling and underfloor insulation is mandatory to all rental houses since July 1, 2019. All landlords and property managers should ensure that the insulation is up to standards that are in line with the latest quality. In some cases, old ceiling insulation as well as insulation within the subfloor space may require to be added or replaced.

A well-insulated property can help control condensation and lessen the likelihood of mould and dampness, and also makes more easy for the house to retain heat.

Insulation requirements to meet the R-values required for your area

The "R" is a symbol for thermal resistance and is a gauge of how well the insulation resists heat flow. The higher the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Kotemaori Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the inside of the building it’s also about the outside. You must ensure there is somewhere for surface and underground water to flow, and to prevent it from getting into the building. When it is damp and moisture, it’s typically not apparent that it can cause a lot of trouble that can cause damage to your investment and harming the tenant’s well-being.

Rental properties should be equipped with effective drainage to get rid of rainwater, storm water, and ground water, including the proper outfall or runoff. Making sure that the water has a place to go, and also that it doesn’t sit beneath buildings is an essential part of maintaining your property’s dry.

Alongside a drainage system to prevent water ingress, if the rental is enclosed between floorboards and ground, a ground water barrier must be constructed if it is reasonably practicable to install it.

Ground moisture barriers are usually a polythene sheet laid over the ground to prevent any moisture in the ground from getting into the building. It also helps prevent any damage to your underfloor insulation.
