Unreasonable Gaps & Holes

Draught Stopping Kotemaori

Draughts increase the likelihood of less temperature in households. A damp home is more expensive to heat, resulting in wasted money and energy.

If a draught could be perceived as a result of gaps or holes that it needs to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or the air is clear from a crack or a gap and you are able to feel it, it’s probably a gap or crack that needs sealing in any way. Cracks and gaps that are large should be permanently stopped. The gaps that exceed 3mm that let air in or out within your home need the sealing. For example, if the open fireplace is not in use, it may cause draughts and should be blocked from. Landlords and property managers are accountable for making sure such draughts are eliminated as much as imaginable.

You don’t need to block off holes or gaps which are part of the construction. For example, tiny gaps around doors and windows might be necessary to allow for the movement of the structure when the home is heated and cools so that they can still be shut and opened, rather instead of being stuck. We will test all doors and windows in an Healthy Homes assessment of your rental property.

Heating Kotemaori

Rental properties in Kotemaori need to have a stable source of heating which can warm the living room to at least 18degC, even on the winter coldest days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heating needs to be fixed (i.e., not portable) that is, at least 1.5 kW of heating capacity, and it must have the minimum required heating capacity in the living area. The Heating Assessment Tool can be used to determine whether the current fixed heater(s) are sufficient or whether you will require to top up with a new heater. Open fires as well as unflued combustion heaters such as portable LPG bottle heaters are not considered to be safe heating options under the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump, then it must be equipped with the thermostat. This will make your heating more consistent and effective. For most properties, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are required. In some instances, such as small apartments small apartments, a smaller electric fixed heater might be enough.

If the living area already has a central heating source, like an air conditioner, it might just need some additional energy in order to comply with the standards. Some types of heaters can’t be utilised to meet the standard since they’re either expensive, inefficient or unsafe to operate.

Ventilation Kotemaori

Each liveable space in a rental property must include at least one open door or window to provide natural airflow. In addition, humid spaces like kitchens and bathrooms should be equipped with an externally vented extractor fan that can eliminate moisture.

A ventilation standard is about recognising the fact that dry air will be much easier to heat and heat, and a property that is well ventilated is less likely to be a victim of damp and mould.

Bedrooms, living spaces, kitchens, and dining areas are considered liveable areas. Spaces that connect, such as the hallways are not liveable and therefore do not require an opening door or window.

Each door, window or Skylight needs to have the ability to open up to the outside and remain set in an opening position in order to allow to circulate fresh air as well as air flow.

All kitchens and bathrooms, as well as any other space in your home that has a bath, shower cooker or any other moisture-producing item will need appropriate extractor fans that are vented to the outside. Our Healthy Homes Assessment service will verify that there is enough ventilation in each livable space that includes extractor fans that are suitable in areas with high moisture.

Insulation Kotemaori

The insulation of the ceiling and underfloor is required on all rental homes from 1 July 2019. All landlords and property managers should make sure that the insulation is up to this new quality. In some instances, old ceiling insulation as well as insulation within the sub floor space might need to be topped up or replaced.

A house that is well-insulated can reduce condensation and lower the chance of dampness and mould, as well as making more easy to allow the household to keep the heat.

Insulation needs to meet the R-values of your area.

The "R" signifies thermal resistance and is a gauge of how well the insulation resists heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Kotemaori Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the interior of the building It’s about having to make sure there is somewhere for surface, rain and underground water to flow and stop it from coming into the building. When it comes to moisture and damp it’s frequently what you don’t see that could be a huge problem, causing damages to your investment and harming the tenant’s health.

Rental properties must be equipped with effective drainage for the removal of storm water, surface water and ground water. This includes an appropriate runoff or outfall. Making sure that water is able to go, and it can’t linger underneath the structures is a crucial aspect of keeping your property dry.

In addition to a drainage system to prevent the ingress of moisture, if your rental has an enclosed gap between floorboards and the soil, a ground-water barrier must be installed if it is reasonably practicable to do so.

A ground moisture barrier is usually made of polythene and is laid on top of the ground, in order to block any moisture from the ground from entering the property. It also helps to prevent from causing damage to the flooring insulation.
