Unreasonable Gaps & Holes

Draught Stopping Kingsley-Chatham

Draughts are a major cause of low temperatures inside houses. A draughty home will cost more to heat, meaning wasting energy and resulting in higher bills.

If a draught could be felt through gaps that are too large or holes the area needs to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or the sound of a clear draught emanating out of a hole or gap or crack, then it’s likely to be a gap or hole that requirements sealing in any way. Cracks and gaps that are large should be permanently stopped. The gaps that exceed 3mm that allow air in or out within your house require the sealing. For example, if the open fireplace isn’t being used, it could cause draughts, and should be sealed off. Property managers and landlords are accountable for ensuring such draughts are eliminated as much as possible.

There is no require to block up intentional holes or gaps in the building. For instance, small gaps around doors and windows could be necessary to allow for movement of the building when the home warms and cools so that they can still be opened and closed rather than securing. We will inspect every window and door as part of your Healthy Homes assessment of your rental property.

Proper heating is important for well-being houses

Heating Kingsley-Chatham

Rental properties in Kingsley-Chatham must have a fixed source of heating that can warm the principal or the biggest living area to at minimum 18degC even on the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs that it be permanently fixed (i.e., not portable) and at least 1.5 horsepower in capacity, and it must have the minimum heating capacity needed in the living area. A Heating Assessment Tool may be used to determine if the existing installed heater(s) are sufficient or if you’ll require to ‘top up’ with an additional heater. Fires that are open and unflued heaters like the portable LPG bottle heaters aren’t considered to be suitable heating options for The Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), then it must have the thermostat. This will make the heating more uniform and efficient. In most houses, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. In certain situations, like small apartment buildings the smaller fixed electric heater could be enough.

If your main living space already has a fixed heating source, like a heat pump, then it might require an update to make sure it meets the requirements. Some types of heaters can’t be used to meet the standard as they are either expensive, inefficient or unsafe to operate.

Ventilation Kingsley-Chatham

Every living space in the rental property should contain at minimum one open window or exterior door to offer natural airflow. Furthermore, moist areas like kitchens and bathrooms must have a suitable externally vented extractor fan that can remove moisture.

This ventilation standard is all about understanding how dry air will be more easy to heat, and that the property that is properly ventilated is less likely to be a victim of damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are considered liveable spaces. Spaces that connect, such as the hallway are not considered liveable and therefore are not need an opening door or window.

Each window, door or Skylight requirements at least of opening to the outside and remain at an open angle, allowing to circulate fresh air as well as ventilation.

All kitchens and bathrooms, and any other room in your home that has a bath, shower, cooktop or other high moisture-producing item will require adequate extractor fans which are vented out to the outside. Our Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces with the right extractor fan in high moisture areas.

Insulation Kingsley-Chatham

Underfloor and ceiling insulation is a requirement for all rent homes as of July 1st, 2019. Property managers and landlords have to ensure that the insulation is in line with the new standard. In some cases, an existing insulation on the ceiling or in the subfloor space may need to be filled with or replaced.

A well-insulated house will help to control condensation and reduce the chances of dampness and mould, and also makes it easier to the household to hold the heat.

Insulation requirements to meet the R-values required for your area

The "R" is a symbol for thermal resistance, and is a measure of how well insulation is able to resist heat flow. The higher the R-value, the more effective the insulation.

Kingsley-Chatham Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about what’s inside the building it’s also about the outside. You must make sure there is somewhere for rain, surface or ground water and to prevent it from getting into the building. When it concerns damp and moisture it is typically not apparent that it could become a major issue and cause damage to your investment as well as affecting your tenant’s health.

Rental properties should have efficient drainage to get rid of the stormwater and surface waters and groundwater, with the proper outfall or runoff. Making sure that water has a location to go, and that it isn’t allowed to remain beneath structures is an crucial aspect of keeping your property dry.

In addition to an irrigation system to stop moisture ingress, if your rental has an enclosed gap between your floor and ground, a ground water barrier must be constructed if it’s reasonably practicable to install it.

Ground moisture barriers are usually a sheet of polythene that is placed over the ground to stop any moisture that is present in the ground from rising into the home. It also assists in preventing any damage to your underfloor insulation.
