Unreasonable Gaps & Holes

Draught Stopping Kingsley-Chatham

Draughts increase the likelihood of dropping temperatures within households. A damp home is more expensive to heat, which results in wasting energy and incurring higher costs.

If a draught is noticed from gaps that are not adequate or holes the area needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or an unobstructed draught coming out of a hole or gap, then it is probably a gap or hole which requirements sealing in any way. Cracks or gaps with large gaps must be stopped permanently. Any gaps greater than 3mm that let air in or out from your home need the sealing. In the case of an open fireplace isn’t in use it can create draughts. This must be sealed off. Property managers and landlords are accountable for ensuring such draughts are eliminated as far as possible.

You don’t require to block off holes or gaps which are part of the construction. For example, tiny gaps around windows and doors might be necessary to allow movement of the building as the house is heated and cools so that they are able to be shut and opened, rather than sticking. We will test the windows and doors as part of the Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for healthy homes

Heating Kingsley-Chatham

Kingsley-Chatham rental properties need to have a stable source of heating that can heat the largest or main living space to at least 18degC, even on the coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The heating source needs for it to be permanent (i.e. not portable) with at minimum 1.5 Kilowatts in heating capacity, and meet the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool may be used to determine whether your current fixed heater(s) are adequate or whether you will need to ‘top up’ with an additional heater. Unflued combustion and open fire heaters like small portable LPG bottle heaters aren’t considered to be acceptable heating options under the Healthy Homes Standard.

If the heating system you offer is an electric heater or heat source, then it must include a thermostat. This makes the heating more reliable and effective. For most properties, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are necessary. However, in certain instances like small apartment buildings the smaller fixed electric heater might be enough.

If your living space already has a central heating source such as an air conditioner, it may need a top up to be able to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the quality since they’re either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Kingsley-Chatham

Each living space within a rental property has to have at least one openable windows or an exterior door to offer natural airflow. In addition, high moisture areas like kitchens and bathrooms must have a suitable externally vented extractor fan to remove moisture.

The ventilation quality is about recognising that dried air can be less difficult to heat and the property that is properly ventilated is less likely to develop damp and mould.

Bedrooms, living rooms, kitchens and dining rooms are considered liveable areas. Connecting spaces such as the hallway are not considered liveable and do not need an opening door or window.

Each window, door or Skylight needs for them to be in a position to open to the outside, but remain set in an opening position to allow ventilation and fresh air ventilation.

All kitchens and bathrooms, as well as any other space in your home with a bath, shower and cooktop or another humidity-generating items will need adequate extractor fans that can be vented to the outdoors. Our Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space and will also check for the proper extractor fans in high moisture areas.

Insulation Kingsley-Chatham

Insulation for underfloor and ceilings has been compulsory in all rental houses as of July 1st, 2019. All landlords and property managers must ensure that the insulation is up to the new standard. In some instances, an existing insulation on the ceiling or in the sub floor space might need to be added or replaced.

A house that is well-insulated will help to control condensation and reduce the chances of mould and dampness and it will make much easier to allow the house to retain warmth.

Insulation requirements to meet the R-values that are appropriate for your region.

The "R" is a symbol for thermal resistance and is a measure of how well insulation can withstand heat flow. The greater the R-value, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3

Kingsley-Chatham Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about what’s inside the building it’s also about the outside. You must ensure there is somewhere to allow surface, rain as well as groundwater to move and prevent it from getting into the building. When it is about damp and water, it’s often those things that you aren’t aware of that can cause a lot of trouble and cause the property to suffer and affecting your tenant’s health.

Rental properties require to have effective drainage to get rid of storm water, surface water and groundwater, with an appropriate runoff or outfall. Making sure that the water has a location to go, and it doesn’t get sucked into buildings is a vital aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent water ingress, if the property has an enclosed space between the floor and ground, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

Ground moisture barriers are generally a polythene sheet laid over the ground, to block any moisture from the ground from entering the building. It also helps to prevent from causing damage to the flooring insulation.
