If a draught can be felt from unreasonable gaps or holes, it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or the sound of a clear draught emanating from a hole or gap and you are able to feel it, it’s probably a gap or hole which requirements sealing in the way you can. Cracks and gaps that are large should be sealed permanently. Cracks that are greater than 3mm and allow air to enter or exit into the home require seals. For example, if the open fireplace isn’t being used, it could cause draughts, and should be blocked off. Property managers and landlords are accountable for making sure that such draughts are squelched whenever imaginable.

There is no need to block up intentional holes or gaps in the construction. For instance, small gaps around doors and windows might be necessary to allow for movement within the building as the household warms and cools in order to let them be closed and opened instead of instead of being stuck. We will check every window and door in the Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure healthy houses

Heating Kingsley-Chatham

Rental properties in Kingsley-Chatham must have a fixed heating source that can heat the largest or main living space to at least 18 degrees Celsius, even on the winter coldest days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The heating source requirements that it be permanently fixed (i.e. not portable) with at least 1.5 horsepower in capacity, and must meet the minimum heating capacity needed for the main living space. A Heating Assessment Tool may be used to determine whether your current fixed heater(s) are adequate or whether you will need to top up by adding a second heater. Open fires as well as unflued combustion heaters, such as small portable LPG bottle heaters are not considered to be safe heating options under the Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump it must include the thermostat. This makes your heating more consistent and effective. For most properties, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in certain instances like small apartment buildings an electric, fixed heater could be enough.

If the living area already has a central heating source, like an air conditioner, it might just require an upgrade to make sure it meets the requirements. Certain kinds of heaters aren’t able to be used to achieve the standard as they are either inefficient, unaffordable to operate or unsafe to operate.

This ventilation quality is all about understanding it is that dry air will be more easy to heat and a well ventilated rental property is less likely to develop damp and mould.

Living rooms, bedrooms, dining rooms, and kitchens are all considered living spaces. Spaces that connect, such as the hallway aren’t considered liveable and therefore do not need an opening door or window.

Each window, door , or skylight needs to have the ability of opening to the outside while remaining set in an opening position, allowing ventilation and fresh air ventilation.

Bathrooms, kitchens, and every other room of your house that houses shower, bath or cooktop, or any other water-generating appliance will require appropriate extractor fans that can be vented out to the outside. Our Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces with the right extractor fan in high moisture areas.

Insulation Kingsley-Chatham

Underfloor and ceiling insulation is mandatory in all rental houses since 1 July 2019. Property managers and landlords have to make sure that the insulation meets the new standard. Insulation needs to be in compliance with the R-values of your area.

The "R" refers to thermal resistance and is a gauge of how well the insulation is able to resist heat flow. The higher the R-value, the higher the standard of insulation.

Kingsley-Chatham Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the interior of the building It’s about having to make sure there is somewhere for surface, rain or ground water, and also stop it from getting inside. When it is about damp and water, it’s frequently not apparent that it could be a huge problem, causing the property to suffer and affecting your tenant’s health.

Properties that are rented must be equipped with effective drainage to remove rainwater, storm water and ground water. This includes an appropriate runoff or outfall. Making sure that water has a proper place to go, and that it can’t linger underneath the buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to prevent moisture from entering, if your apartment has an enclosed gap between floorboards and the surface, a ground moisture barrier must be installed if it’s reasonably practicable to install it.

A ground moisture barrier is usually an insulating sheet of polythene laid over the ground, in order to block any moisture present in the ground from rising into the property. It also assists in preventing from causing damage to the flooring insulation.
