Healthy homes are important

Why is Healthy Homes Compliance so Important?

A majority of households rent from New Zealand and Karamu, and research has shown that these rental homes are more likely to be older, colder, are not as effective heating, and generally tend to be lower quality than the homes of owners.

Cold, damp and mouldy houses are associated with negative well-being outcomes, particularly for illnesses like colds, influenza, asthma, and cardiovascular conditions. In addition, people who report at least four key housing quality problems frequently have less satisfaction in their lives and lower mental wellbeing.

Improve the standard of Karamu rental property can allow tenants to experience better physical and mental health as well as lessen disturbance to learning, work and daily life because of diseases. Your investment will also be better protected from mildew, mould and damp damages, which means less costs of maintenance in the long-term.

The Healthy Homes Standards are a list of specific and minimum standards for Heating, Insulation Ventilation and Ventilation and Drainage, and Draught Control on Karamu rental properties.

Unreasonable Gaps & Holes

Draught Stopping Karamu

Draughts increase the likelihood of less temperature in households. A damp house costs more to heat, meaning wasting money and energy.

If a draft can be felt through gaps that are too large or holes or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or the sound of a clear draught emanating from a hole or gap or crack, then it is probably a gap or hole that needs sealing in any way. Cracks or gaps with large gaps must be stopped permanently. The gaps that exceed 3mm that let air in or out of the home need to be sealed. For instance, if an open fireplace isn’t being used, it can create draughts. This should be shut from. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed as much as imaginable.

There is no require to block off gaps or holes that are part of the construction. For example, tiny gaps around windows and doors could be required to allow for the movement of the structure as the household heats and cools, so that they are able to be closed and opened rather instead of being stuck. We will examine the windows and doors in an Healthy Homes assessment of your rental property.

Heating Karamu

Rental properties in Karamu require a reliable heating source that is able to heat the largest or main living room to at least 18degC, even during the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The heating source requirements to remain fixed (i.e. not portable) that is, at minimum 1.5 kW of heating capacity, and meet the minimum requirement for heat capacity for the main living room. A Heating Assessment Tool could be used to check if the current fixed heater(s) are sufficient or if you’ll require to "top up" by adding a second heater. Open fires as well as unflued combustion heaters such as mobile LPG bottle heaters aren’t considered to be suitable heating options in The Healthy Homes Standard.

If the heating system you provide is electric heating or heat pump it requirements to include the thermostat. This makes the heating more consistent and efficient. For most properties, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are required. However, in certain instances like apartments with small spaces the smaller fixed electric heater could be enough.

If the main living room already has a central heating source like an air conditioner, it might just require an update to be able to meet the standards. Certain kinds of heaters cannot be utilised to meet the standard because they’re expensive, inefficient or unsafe to operate.

Ventilation Karamu

Every living space in a rental property must include at least one open windows or an exterior door to offer natural airflow. In addition, humid areas such as kitchens or bathrooms should have an externally vented extractor fan that can remove moisture.

It is the ventilation quality is all about recognising it is that dried air can be less difficult to heat and an apartment that is well-ventilated is less likely to be a victim of mould and damp.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable spaces. Spaces that connect, such as the hallway aren’t considered liveable , and thus do not require an opening door or window.

Each window, door or the skylight needs at least to open up to the outside and remain closed to allow to circulate fresh air as well as ventilation.

Bathrooms, kitchens, and any other area in your home with a bath, shower cooker or any other moisture-producing item will need adequate extractor fans that can be vented to the outdoors. Our Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space with the right extractor fan in areas with high moisture.

Insulation Karamu

Insulation for underfloor and ceilings is mandatory in all rental houses from 1 July 2019. All landlords and property managers should make sure the insulation meets current standard. In certain situations, the an existing insulation on the ceiling or in the sub floor space may require to be added or replaced.

A well-insulated house can help control condensation and reduce the chances of mould and dampness, and will also make more easy for the household to hold the heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" signifies thermal resistance, and is a measure of how well the insulation withstands heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3

Karamu Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about the inside it’s also about the outside. You must make sure there is somewhere to allow surface, rain as well as groundwater to move, and to prevent it from getting inside. When it is damp and moisture, it is often what you don’t see that can become a big problem and end up causing damages to your investment and harming your tenant’s health.

Properties that are rented must have effective drainage to get rid of the stormwater and surface waters, and ground water, which includes an appropriate runoff or outfall. Making sure the water has a location to go, and it doesn’t get sucked into structures is a crucial aspect of making sure your property is dry.

In addition to an irrigation system to stop the ingress of moisture, if your property has an enclosed space between floorboards and the ground, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

Ground moisture barriers are usually an insulating sheet of polythene laid over the ground, to block any moisture in the ground from rising into the structure. It also helps prevent moisture damage to the underfloor insulation.
