Unreasonable Gaps & Holes

Draught Stopping Jervoistown

Draughts can lead to lower temperatures in households. A cold home is more expensive to heat, resulting in wasted money and energy.

If a draught can be noticed from gaps that are not adequate or holes or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or the air is clear from a hole or gap that is, it is most likely a gap or hole that needs sealing in the way you can. Cracks or gaps with large gaps must be permanently stopped. The gaps that exceed 3mm that let air in or out within the home require the sealing. For example, if the open fireplace isn’t being used, it can create draughts. This should be shut off. Property managers and landlords are responsible for ensuring that such draughts are squelched in the maximum extent possible.

There is no require to cover up holes or gaps in the building. For instance, small gaps around windows and doors might be necessary to allow for movement within the structure as the household heats and cools, in order to let them be closed and opened rather than being stuck. We will test the windows and doors during your Healthy Homes assessment of your rental property.

Adequate heaters are crucial for healthy houses

Heating Jervoistown

Jervoistown rental properties need to have a stable heating source that can warm the living space to a minimum of 18 degrees Celsius, even on the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating needs to remain fixed (i.e. not portable), at least 1.5 Kilowatts in heating capacity, and meet the minimum required heating capacity in the living area. The Heating Assessment Tool can be used to check if your current permanent heater(s) are sufficient or if you’ll require to "top up" with a new heater. Open fires and unflued combustion heaters, such as small portable LPG bottle heaters aren’t considered to be safe heating options in the Healthy Homes Standard.

If the heating you offer is electric heating or heat pump it needs to have a thermostat. This will make your heating more consistent and efficient. For the majority of homes, bigger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. However, in some cases like apartments with small spaces an electric, fixed heater may be sufficient.

If the living area already has a permanent heating source, like heat pumps, it could require an upgrade to meet the standards. Certain types of heaters cannot be utilised to meet the quality as they are either not effective, cost prohibitive to operate or unsafe to operate.

Ventilation Jervoistown

Each liveable space in a rental home must have at least one openable window or exterior door to offer natural ventilation. In addition, high moisture areas such as kitchens or bathrooms should be equipped with an externally vented extractor fan to take moisture away.

A ventilation standard is all about acknowledging that the dry atmosphere is easier to heat and a well ventilated rental property is less likely to develop mould and damp.

Bedrooms, living rooms dining rooms, and kitchens are all considered living spaces. Connecting spaces such as the hallway are not considered liveable and don’t require an opening window or door.

Each window, door or Skylight requirements for them to be in a position to open up to the outside, and stay at an open angle to allow the circulation of fresh air and ventilation.

The bathrooms in all kitchens and any other room in your property with a bath, shower or cooktop, or any other moisture generating item will need appropriate extractor fans that vent towards the outside. The Healthy Homes Assessment service will check that there is adequate ventilation in every living space, including suitable extractor fans for areas that are high in moisture.

Insulation Jervoistown

Underfloor and ceiling insulation has been compulsory to all rental houses since July 1, 2019. Property managers and landlords are required to make sure that the insulation is in line with the new quality. In some instances, an existing insulation on the ceiling or in the subfloor space might require to be replaced or replaced.

A properly insulated home will help to control condensation, and decrease the risk of mould and damp, and will also make much easier to allow the household to hold heat.

Insulation requirements to be in compliance with the R-values for your area

The "R" stands for thermal resistance, and is a measure of how well insulation resists heat flow. The higher the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Jervoistown Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of what’s inside the building; you have to ensure there is somewhere for surface, rain or ground water, and prevent it from getting inside. When it is damp and moisture, it’s usually what you don’t see that could be a huge problem that can cause damages to your investment and affecting the tenant’s health.

Rental properties should be equipped with efficient drainage to remove rainwater, storm water and ground water. This includes the proper outfall or runoff. Making sure that water has a proper place to go, and also that it isn’t allowed to remain beneath structures is an important aspect of maintaining your property’s dry.

In addition to an irrigation system to stop the ingress of moisture, if your rental has an enclosed gap between the floor and the soil, a ground-water barrier must be installed if it’s reasonably practicable to install it.

A ground moisture barrier is typically a sheet of polythene that is placed over the ground, in order to block any moisture from the ground from accumulating into the property. It also helps in preventing moisture damage to the underfloor insulation.
