Unreasonable Gaps & Holes

Draught Stopping Hospital Hill

Draughts can lead to low temperatures inside homes. A humid home will cost more to heat, which means wasting energy and incurring higher costs.

If a draught can be felt through gaps that are too large or holes the area needs to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a hole or gap and you can feel it, it is probably a gap or crack that requirements sealing in the way you can. Cracks or gaps with large gaps must be sealed permanently. Any gaps greater than 3mm that allow air in or out of your home need sealing. For example, if the open fireplace isn’t used it can cause draughts and should be shut from. Landlords and property managers are accountable for making sure such draughts are eliminated as much as possible.

You don’t need to cover up holes or gaps in the construction. For instance, small gaps around windows and doors may be required to allow movement of the building when the household is heated and cools in order to let them be opened and closed rather than being stuck. We will check the windows and doors during our Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure healthy houses

Heating Hospital Hill

Rental properties in Hospital Hill should have a permanent heating source that can heat the main or largest living area to at minimum 18degC, even on the coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The heating source requirements that it be permanently fixed (i.e., not portable) with at minimum 1.5 horsepower in capacity, and must meet the minimum required heating capacity for the main living room. A Heating Assessment Tool can be used to determine if the installed heater(s) are sufficient or whether you will require to "top up" by adding a second heater. Open fires and unflued combustion heaters like portable LPG bottle heaters are not considered to be acceptable heating options in those following the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump it requirements to have a thermostat. This will make your heating more consistent and effective. For the majority of homes, bigger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in some cases like small apartments, a smaller fixed electric heater may be sufficient.

If your main living space already has a central heating source such as an air conditioner, it might just need some additional energy to meet the standards. Certain types of heaters cannot be used to achieve the standard because they’re inefficient, unaffordable to operate and/or unsafe to run.

Bedrooms, living rooms kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces such as the hallway aren’t liveable and therefore do not require an opening window or door.

The Healthy Homes Assessment service will check that there is adequate air circulation in every living space, including suitable extractor fans for areas that are high in moisture.

Hospital Hill Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about the interior of the building it’s also about the outside. You must make sure there is somewhere for surface or ground water and prevent it from getting inside. When it concerns damp and moisture it’s frequently what you don’t see that could become a major issue and cause damage to your investment as well as affecting your tenant’s well-being.

Rental properties require to have efficient drainage to eliminate rainwater, storm water, and ground water, which includes an appropriate outfall or runoff. Making sure the water has a location to go and that it doesn’t sit beneath structures is an crucial aspect of keeping your property dry.

In addition to the drainage system that will prevent moisture ingress, if your property has an enclosed space between floorboards and the ground, a ground water barrier must be constructed if it’s reasonably practicable to do so.

A ground moisture barrier is typically made of polythene and is laid on top of the ground to prevent any moisture that is present in the ground from getting into the property. It also helps prevent moisture damage to the underfloor insulation.
