If a draft can be felt from unreasonable gaps or holes that it requirements to be closed.

What are unreasonable gaps or holes?

If you can feel external air entering or the sound of a clear draught emanating out of a hole or gap or crack, then it’s probably a gap or hole that requirements sealing in the way you can. Cracks and gaps that are large should be permanently stopped. Any gaps greater than 3mm that let air in or out into your house need sealing. The proper heating equipment is crucial for healthy homes

Heating Hospital Hill

Rental properties in Hospital Hill require a reliable source of heat that can warm the main or largest living room to at least 18degC even on the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat requirements that it be permanently fixed (i.e., not portable), at least 1.5 Kilowatts in heating capacity, and it must have the minimum required heating capacity for the main living room. A Heating Assessment Tool could be used to determine if the current permanent heater(s) are adequate or whether you will need to "top-up" with an additional heater. Open fires and unflued combustion heaters such as the portable LPG bottle heaters aren’t considered acceptable heating options for The Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), it must be equipped with an thermostat. This will help make the heating more reliable and efficient. For the majority of houses, bigger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters will be required. In certain situations, like apartments with small spaces small apartments, a smaller electric fixed heater might be enough.

If your living space already has a fixed heating source such as the heat pump, it may need some additional energy in order to comply with the standards. Certain kinds of heaters aren’t able to be used to meet the standard as they are either inefficient, unaffordable to operate and/or unsafe to run.

Every living space in a rental property must contain at minimum one open doors or windows to provide natural ventilation. In addition, humid areas such as kitchens or bathrooms must have a suitable externally vented extractor fan to remove moisture.

Bedrooms, living spaces, dining rooms, and kitchens are all considered living spaces. Connecting spaces such as the hallways are not liveable , and thus don’t require an opening door or window.

Each window, door or the skylight needs at least open to the outside, but remain set in an opening position in order to allow for fresh air circulation and ventilation.

Bathrooms, kitchens, and any other area in your home that has a bath, shower or cooktop, or any other moisture-producing item will need suitable extractor fans which are vented towards the outside. This Healthy Homes Assessment service will check that there is adequate ventilation in every living space that includes extractor fans that are suitable in areas of high moisture.

Insulation Hospital Hill

Ceiling and underfloor insulation is mandatory for all rent houses from 1 July 2019. Property managers and landlords have to ensure the insulation meets the new standard. In some cases, existing ceiling insulation or insulation in the sub floor space might need to be filled with or replaced.

A well-insulated house will reduce the risk of condensation and lessen the likelihood of mould and dampness as well as making it easier to allow the household to hold the heat.

Insulation needs to meet the R-values for your area

The "R" stands for thermal resistance and it is a measurement of how well insulation can withstand heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Hospital Hill Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about what’s inside the building; you have to ensure there is somewhere for surface as well as groundwater to move, and to prevent it from getting into the building. When it is damp and moisture, it is typically what you don’t see that could be a huge problem and end up causing damage to your investment and affecting the tenant’s well-being.

Rental properties should be equipped with efficient drainage to get rid of floodwaters, surface water and groundwater, with the proper outfall or runoff. Making sure the water has a location to go, and it isn’t allowed to remain beneath buildings is an essential part of maintaining your property’s dry.

In addition to a drainage system to avoid water ingress, if the apartment has an enclosed gap between your flooring and the soil, a ground-water barrier must be constructed if it is reasonably practicable to install it.

A ground moisture barrier is typically made of polythene and is laid on top of the ground to prevent any moisture that is present in the ground from getting into the structure. It also assists in preventing water damage to the floor insulation.
