Unreasonable Gaps & Holes

Draught Stopping Havelock North Central

Draughts are a major cause of dropping temperatures within houses. A draughty house costs more to heat, resulting in wasted energy and incurring higher costs.

If a draught could be perceived as a result of gaps or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air entering or the air is clear from a hole or gap and you are able to feel it, it is likely to be a gap or crack that needs sealing in the way you can. Large cracks and gaps should be permanently stopped. The gaps that exceed 3mm that let air in or out of your home require sealing. In the case of an open fireplace is not in use, it may cause draughts and should be blocked from. Landlords and property managers are responsible for making sure that these draughts are stopped as far as possible.

You don’t need to cover up holes or gaps which are part of the building. For instance, small gaps around windows and doors may be required to allow for movement within the building when the home gets warmer and cooler, so that they can still be opened and closed rather instead of being stuck. We will inspect all windows and doors in your Healthy Homes assessment of your rental property.

Proper heating is important to ensure healthy homes

Heating Havelock North Central

Havelock North Central rental properties must have a fixed source of heat which can warm the largest or main living area to at minimum 18degC, even on the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heat needs to remain fixed (i.e. not portable) with at least 1.5 Kilowatts in heating capacity, and it must have the minimum capacity for heating required for the main living space. A Heating Assessment Tool can be used to determine if the current fix heater(s) are adequate or whether you will require to "top up" with a new heater. Unflued combustion and open fire heaters such as portable LPG bottle heaters aren’t considered to be safe heating options under The Healthy Homes Standard.

If the heating system you provide is electric heating or heat source, it must include an thermostat. This will help make the heating more reliable and efficient. For most properties, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in some cases such as small apartments, a smaller fixed electric heater may be sufficient.

If your living space is already equipped with a fixed heating source like heat pumps, it might just need an upgrade in order to comply with the standards. Certain kinds of heaters cannot be used to comply with the quality as they are either not efficient, cost prohibitive to operate or are unsafe to operate.

Ventilation Havelock North Central

Every living space in a rental property has to have at least one openable door or window to provide natural ventilation. In addition, high moisture areas like kitchens and bathrooms must have a suitable venting fan outside to eliminate moisture.

A ventilation standard is all about recognising it is that dried air can be more easy to heat and that the property that is properly ventilated is less likely to grow damp and mould.

Bedrooms, living spaces, kitchens, and dining rooms are considered liveable areas. Connecting spaces like the hallways are not liveable and do not need an opening window or door.

Each window, door , or skylight requirements to have the ability to open up to the outside while remaining set in an opening position, allowing to circulate fresh air as well as ventilation.

All bathrooms and kitchens and any other room in your home that has a bath, shower cooker or any other moisture-producing item will need suitable extractor fans that can be vented to the outdoors. Our Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces, including suitable extractor fans in areas with high moisture.

Insulation Havelock North Central

The insulation of the ceiling and underfloor is required on all rental houses since 1 July 2019. Property managers and landlords are required to ensure that the insulation is in line with this new quality. In some cases, old ceiling insulation as well as insulation within the subfloor space might require to be replaced or replaced.

A properly insulated home can help control condensation and lessen the likelihood of mould and dampness, as well as making more easy to allow the home to retain the heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" stands for thermal resistance and is a gauge of how well the insulation is able to resist heat flow. The higher the R-value, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Havelock North Central Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about what’s inside the building It’s about having to make sure there is somewhere for rain, surface and ground water to go, and prevent it from getting inside. When it comes to moisture and damp it is usually what you don’t see that can cause a lot of trouble, causing damage to your investment and harming the tenant’s well-being.

Properties that are rented must have efficient drainage for the removal of rainwater, storm water, and ground water, which includes an appropriate outfall or runoff. Making sure that the water has a place to go, and it isn’t allowed to remain beneath structures is an important aspect of keeping your property dry.

In addition to a drainage system to avoid water ingress, if the rental is enclosed between your floor and the soil, a ground-water barrier must be installed if it’s reasonably practicable to install it.

An underground moisture barrier usually a polythene sheet laid over the ground to prevent any moisture in the ground from entering the property. It also assists in preventing moisture damage to the underfloor insulation.
