Havelock North Central rental properties require a reliable source of heat that can heat the living space to at least 18degC, even on the coldest winter days. The Heating Assessment Tool can be used to check if the existing installed heater(s) are adequate or if you’ll require to ‘top up’ with a new heater. Unflued combustion and open fire heaters, such as the portable LPG bottle heaters aren’t considered to be safe heating options in The Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump then it must be equipped with an thermostat. This makes the heating more uniform and efficient. For most properties, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are required. In certain situations, like small apartment buildings an electric, fixed heater might be enough.

If the living area is already equipped with a fixed heating source, like an air conditioner, it could need an upgrade to be able to meet the standards. Certain types of heaters cannot be used to meet the quality since they’re either expensive, inefficient or unsafe to operate.

Havelock North Central Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside of the building; you have to ensure there is somewhere for rain, surface and ground water to go and prevent it from getting inside. Rental properties should have efficient drainage to eliminate storm water, surface water, and ground water. This includes an appropriate outfall or runoff. Making sure the water has a place to go, and it doesn’t sit beneath buildings is an essential part of maintaining your property’s dry.

Alongside the drainage system that will prevent moisture ingress, if your property has an enclosed space between your floor and the ground, a ground water barrier must be installed if it’s reasonably practicable to install it.

The ground-moisture barrier usually a sheet of polythene that is placed over the ground to prevent any moisture that is present in the ground from entering the property. It also helps in preventing from causing damage to the flooring insulation.
