Draught Stopping Hastings

Draughts can lead to less temperature in homes. A draughty home is more expensive to heat, resulting in wasted energy and increased bills.

If a draught can be perceived as a result of gaps or holes, it requirements to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or a clear draught from a gap or hole and you are able to feel it, it’s likely a crack or crack that needs sealing in the way you can. Large gaps and cracks should be permanently stopped. Gaps greater than 3mm that let air into or out into the house require sealing. For example, if an open fireplace isn’t being used, it can cause draughts and should be sealed from. Property managers and landlords are accountable for making sure that these draughts are stopped whenever imaginable.

You don’t require to block off holes or gaps which are part of the building. For example, tiny gaps around doors and windows might be necessary to allow for the movement of the building when the household is heated and cools to allow them to be closed and opened rather than sticking. We will test all windows and doors during your Healthy Homes assessment of your rental property.

Heating Hastings

Rental properties in Hastings require a reliable heating source that can warm the{ main or largest|| largest or main| principal or the biggest} living space to at least 18degC even on the coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat requirements to remain fixed (i.e., not portable), at least 1.5 kW of heating capacity, and must meet the minimum required heating capacity for the main living room. The Heating Assessment Tool can be used to check if the existing installed heater(s) are adequate or whether you will require to top up by adding a second heater. Open fires as well as unflued combustion heaters like portable LPG bottle heaters aren’t considered to be safe heating options for the Healthy Homes Standard.

If the heating that you offer is an electric heater or heat source, it requirements to have a thermostat. This makes the heating more consistent and effective. For most homes, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are required. In some instances, like small apartments the smaller fixed electric heater may suffice.

If your main living space already has a central heating source, like a heat pump, then it could need a top up to ensure it meets the requirements. Certain types of heaters cannot be used to comply with the quality since they’re either inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Hastings

Each living space within a rental property must have at least one opening door or window to provide natural ventilation. Additionally, areas with high moisture areas such as kitchens or bathrooms should be equipped with an externally vented extractor to remove moisture.

A ventilation standard is all about understanding that dried air can be less difficult to heat and the property that is properly ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms dining rooms, and kitchens are considered liveable areas. Connecting spaces like the hallways are not liveable and don’t require an opening window or door.

Each door, window or skylight needs for them to be in a position of opening to the outside and remain set in an opening position, allowing to circulate fresh air as well as air flow.

The bathrooms in all kitchens as well as any other space in your home that has a bath, shower cooker or any other water-generating appliance will require suitable extractor fans that can be vented out to the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space that includes extractor fans that are suitable for areas that are high in moisture.

The insulation of the ceiling and underfloor is a requirement for all rent houses since 1 July 2019. All landlords and property managers have to ensure the insulation meets the new quality. In some instances, current ceiling insulation, or the insulation of the subfloor space might require to be filled with or replaced.

A house that is well-insulated will reduce the risk of condensation and reduce the chances of mould and damp, as well as making an easier task for the house to retain the heat.

Insulation requirements to meet the R-values required for your area

The "R" refers to thermal resistance and is a gauge of how well insulation is able to resist heat flow. The greater the R-value, the more efficient the insulation.

Hastings Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building It’s about having to ensure there is somewhere to allow surface, rain as well as groundwater to move, and prevent it from getting into the building. When it concerns damp and moisture it’s often not apparent that it could be a huge problem, causing damage to your investment and harming your tenant’s health.

Properties that are rented must be equipped with effective drainage to eliminate the stormwater and surface waters, and ground water, including an appropriate runoff or outfall. Making sure the water has a place to go and that it isn’t allowed to remain beneath structures is a crucial aspect of maintaining your property’s dry.

Alongside a drainage system to avoid moisture ingress, if your apartment has an enclosed gap between your flooring and ground, a ground water barrier must be put in place when it is reasonably practicable to install it.

The ground-moisture barrier generally an insulating sheet of polythene laid over the ground to stop any moisture that is present in the ground from accumulating into the property. It also helps in preventing from causing damage to the flooring insulation.
