When it comes to moisture and damp it’s often those things that you aren’t aware of that can become a big problem and cause the property to suffer and affecting the tenant’s health.

Properties that are rented must be equipped with efficient drainage to eliminate storm water, surface water and ground water. This includes an appropriate runoff or outfall. Making sure the water is able to go, and it can’t linger underneath the structures is a crucial aspect of making sure your property is dry.

Alongside a drainage system to avoid the ingress of moisture, if your property has an enclosed space between your floor and the ground, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground, in order to block any moisture that is present in the ground from entering the building. It also assists in preventing water damage to the floor insulation.
