Healthy homes matter

Why is Healthy Homes Compliance so important?

One in three households homes in New Zealand and Glengarry, and research suggests that rental houses are more likely to be colder, older and are not as effective heating, and generally have lower quality than houses that are owned by the owner.

The damp, cold and mouldy homes are associated with negative health results, specifically for illnesses such as colds and asthma, as well as cardiovascular diseases. Additionally, those who report at least four major home quality issues often suffer from less satisfaction in their lives and lower mental wellbeing.

Improve the standard of Glengarry rental property will help tenants experience improved physical and mental health, and lessen the disruption to work, learning and daily life due to illnesses. Your investment will also be better protected from mould, mildew and damp damage, meaning less costs of maintenance over the long term.

Unreasonable Gaps & Holes

Draught Stopping Glengarry

Draughts may lead to lower temperatures in houses. A draughty house will cost more to heat, resulting in wasted energy and resulting in higher bills.

If a draught can be noticed from gaps that are not adequate or holes or holes, it needs to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or the sound of a clear draught emanating out of a hole or gap, then it’s likely a crack or hole that needs sealing in the way you can. Cracks and gaps that are large should be fixed permanently. Gaps greater than 3mm that allow air in or out within your home require to be sealed. For example, if an open fireplace isn’t used it could cause draughts, and must be sealed off. Property managers and landlords are accountable for making sure that such draughts are squelched as far as imaginable.

You don’t need to block up intentional gaps or holes that are part of the construction. For instance, small gaps around doors and windows might be necessary to allow for the movement of the building as the household is heated and cools so that they are able to be closed and opened rather than sticking. We will test every window and door as part of an Healthy Homes assessment of your rental property.

The proper heating equipment is important for well-being houses

Heating Glengarry

Rental properties in Glengarry require a reliable source of heat that can heat the main or largest living room to at least 18degC even on the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source requirements to remain fixed (i.e., not portable), at least 1.5 Kilowatts in heating capacity, and meet the minimum capacity for heating required for the main living space. A Heating Assessment Tool can be used to check if the current fixed heater(s) are adequate or whether you will require to "top up" with an additional heater. Open fires as well as unflued combustion heaters like the portable LPG bottle heaters aren’t considered to be suitable heating options under the Healthy Homes Standard.

If the heating system you offer is an electric heater or heat pump it must have an thermostat. This will help make the heating more uniform and efficient. For most houses, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in certain instances such as small apartments small apartments, a smaller electric fixed heater could be enough.

If the main living room is already equipped with a fixed heating source, such as an air conditioner, it could need some additional energy to ensure it meets the requirements. Some types of heaters can’t be used to achieve the standard since they’re either expensive, inefficient and/or unsafe to run.

Ventilation Glengarry

Every living space in a rental home must have at least one openable window or exterior door to provide natural ventilation. In addition, high moisture areas such as kitchens or bathrooms need to have an externally vented extractor fan to get rid of moisture.

It is the ventilation quality is about recognising that the dry atmosphere is less difficult to heat and that a property that is well ventilated will be less prone to developing damp and mould.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable spaces. Spaces that connect, such as the hallway aren’t considered living spaces and therefore are not require an opening window or door.

Each window, door , or skylight needs to have the ability to open to the outside and remain fixed in an open position in order to allow the circulation of fresh air and air flow.

The bathrooms in all kitchens as well as any other space in your home that has a bath, shower, cooktop or other high moisture generating item will need appropriate extractor fans which are vented towards the outside. This Healthy Homes Assessment service will verify that there is enough ventilation in every living space with the right extractor fan in high moisture areas.

Insulation Glengarry

Underfloor and ceiling insulation has been compulsory to all rental houses as of July 1st, 2019. Property managers and landlords must ensure the insulation meets the new standard. In certain situations, the existing ceiling insulation or insulation in the subfloor space might require to be topped up or replaced.

A properly insulated home will reduce the risk of condensation and reduce the chances of mould and damp, and also makes it easier to the house to hold heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" refers to thermal resistance and it is a measurement of how well insulation is able to resist heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Glengarry Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the inside of the building It’s about having to make sure there is somewhere to allow surface, rain as well as groundwater to move and prevent it from getting into the building. When it concerns damp and moisture it is often not apparent that it can cause a lot of trouble and end up causing damages to your investment and affecting the tenant’s health.

Properties that are rented must have effective drainage to eliminate floodwaters, surface water and ground water. This includes an appropriate runoff or outfall. Making sure that the water has a proper place to go and that it doesn’t sit beneath buildings is an essential part of keeping your property dry.

Alongside the drainage system that will prevent moisture ingress, if your property has an enclosed space between the floor and the ground, a ground water barrier must be constructed if it’s reasonably practicable to install it.

A ground moisture barrier is generally made of polythene and is laid on top of the ground to prevent any moisture from the ground from rising into the home. It also assists in preventing water damage to the floor insulation.
