Draughts can lead to less temperature in homes. A cold home costs more to heat, resulting in wasted energy and resulting in higher bills.

If a draft can be felt from unreasonable gaps or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air entering or the sound of a clear draught emanating from a crack or a gap or crack, then it is likely a crack or hole which requirements sealing in any way. Cracks or gaps with large gaps must be stopped permanently. Gaps greater than 3mm that allow air in or out into your home need to be sealed. For example, if the open fireplace isn’t in use it may cause draughts and must be sealed from. Landlords and property managers are responsible for ensuring that such draughts are squelched as far as possible.

There is no need to cover up holes or gaps which are part of the construction. For example, tiny gaps around windows and doors may be required to allow for movement within the building as the household warms and cools in order to let them be shut and opened, rather than being stuck. We will examine the windows and doors during the Healthy Homes assessment of your rental property.

Heating Glengarry

Glengarry rental properties require a reliable heating source that can warm the largest or main living space to a minimum of 18degC even on the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat needs to remain fixed (i.e. not portable) with at least 1.5 kW of heating capacity and have the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool can be used to check if your current permanent heater(s) are sufficient or whether you will require to ‘top up’ by adding a second heater. Fires that are open and unflued heaters such as portable LPG bottle heaters are not considered acceptable heating options for those following the Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump it needs to be equipped with an thermostat. This will help make your heating more consistent and effective. For the majority of houses, bigger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in some cases like apartments with small spaces small apartments, a smaller electric fixed heater may be sufficient.

If the main living room already has a permanent heating source like the heat pump, it could need an upgrade to make sure it meets the requirements. Certain kinds of heaters cannot be used to meet the quality because they’re not effective, cost prohibitive to operate or unsafe to operate.

Ventilation Glengarry

Every living space in a rental house must have at least one openable doors or windows to provide natural airflow. In addition, humid spaces like kitchens and bathrooms should be equipped with an venting fan outside to take moisture away.

This ventilation standard is all about recognising that dry air is easier to heat and that an apartment that is well-ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable spaces. Connecting spaces such as the hallway are not considered liveable and do not require an opening window or door.

Every window, door or skylight needs for them to be in a position of opening to the outside and remain at an open angle, allowing to circulate fresh air as well as ventilation.

Bathrooms, kitchens, and any other room in your property with shower, bath or cooktop, or any other moisture generating item will need proper extractor fan systems which are vented out to the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space with the right extractor fan for areas that are high in moisture.

Insulation Glengarry

Ceiling and underfloor insulation is required for all rent homes since July 1, 2019. All landlords and property managers have to make sure that the insulation is in line with standards that are in line with the latest quality. In some instances, an existing insulation on the ceiling or in the subfloor space may need to be added or replaced.

A well-insulated property can help control condensation and lessen the likelihood of dampness and mould, and will also make an easier task to allow the household to hold warmth.

Insulation requirements to meet the R-values of your area.

The "R" is a symbol for thermal resistance, and is a gauge of how well insulation withstands heat flow. The higher the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – all area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Glengarry Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside; you have to make sure there is somewhere for rain, surface and ground water to go and also stop it from getting into the building. When it comes to moisture and damp it’s often those concerns that you aren’t aware of that could become a major issue, causing the property to suffer and affecting your tenant’s well-being.

Rental properties require to have effective drainage for the removal of floodwaters, surface water and groundwater, with an appropriate outfall or runoff. Making sure that water has a place to go, and that it isn’t allowed to remain beneath structures is an important aspect of keeping your property dry.

In addition to the drainage system that will prevent water ingress, if the rental has an enclosed gap between floorboards and the ground, a ground moisture barrier must be installed if it is reasonably practicable to do so.

A ground moisture barrier is generally made of polythene and is laid on top of the ground to prevent any moisture in the ground from getting into the property. It also helps prevent water damage to the floor insulation.
