Unreasonable Gaps & Holes

Draught Stopping Frasertown

Draughts may lead to less temperature in households. A humid house is more expensive to heat, meaning wasting energy and incurring higher costs.

If a draught could be noticed from gaps that are not adequate or holes or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air flowing in or a clear draught out of a hole or gap or crack, then it’s likely a crack or crack that needs sealing in somehow. Large cracks and gaps should be sealed permanently. Cracks that are greater than 3mm and allow air to enter or exit from the house require to be sealed. For example, if an open fireplace isn’t used it can cause draughts and must be sealed from. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed as much as imaginable.

You don’t need to cover up holes or gaps which are part of the construction. For instance, small gaps around doors and windows might be necessary to allow for the movement of the structure when the home is heated and cools so that they are able to be closed and opened instead of instead of being stuck. We will test all doors and windows as part of our Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure well-being homes

Heating Frasertown

Frasertown rental properties must have a fixed source of heating that can warm the largest or main living space to a minimum of 18 degrees Celsius, even on the winter coldest days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat needs to remain fixed (i.e., not portable) that is, at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum capacity for heating required in the living area. A Heating Assessment Tool may be used to determine whether the current permanent heater(s) are adequate or if you’ll require to "top up" by adding a second heater. Fires that are open and unflued heaters such as the portable LPG bottle heaters are not considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), it requirements to have a thermostat. This will make the heating more reliable and efficient. For the majority of houses, bigger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in certain instances like small apartment buildings, a smaller fixed electric heater might be enough.

If the main living room is already equipped with a fixed heating source, such as an air conditioner, it might require an upgrade to ensure it meets the requirements. Certain kinds of heaters cannot be used to achieve the quality as they are either costly, not cost-effective to run, or are unsafe to operate.

Ventilation Frasertown

Every living space of the rental property should have at least one opening window or exterior door to offer natural ventilation. Furthermore, moist areas such as kitchens or bathrooms should have an externally vented extractor to take moisture away.

This ventilation standard is about recognising the fact that dried air can be easier to heat, and that a well ventilated rental property is less likely to be a victim of damp and mould.

Bedrooms, living rooms, kitchens and dining rooms are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t considered liveable , and thus do not require an opening window or door.

Every window, door or Skylight requirements at least to open up to the outside while remaining fixed in an open position, allowing ventilation and fresh air air flow.

All kitchens and bathrooms, as well as any other space in your house that houses shower, bath or cooktop, or any other moisture generating item will require adequate extractor fans that are vented to the outside. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces with the right extractor fan in high moisture areas.

Insulation Frasertown

The insulation of the ceiling and underfloor is required for all rent houses as of July 1st, 2019. All landlords and property managers are required to make sure that the insulation is up to the new quality. In some cases, existing ceiling insulation or insulation in the subfloor space might require to be topped up or replaced.

A well-insulated house can help control condensation, and decrease the risk of dampness and mould, and will also make it easier to allow the house to keep heat.

Insulation needs to be in compliance with the R-values for your area

The "R" refers to thermal resistance, and it is a measurement of how well the insulation resists heat flow. The higher the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Frasertown Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the interior of the building but you must ensure there is somewhere for surface and underground water to flow, and stop it from coming inside. When it is about damp and water, it is frequently the concerns you don’t notice that can cause a lot of trouble that can cause damage to your investment and affecting your tenant’s health.

Rental properties require to have effective drainage for the removal of the stormwater and surface waters, and ground water. This includes an appropriate runoff or outfall. Making sure that water is able to go, and it isn’t allowed to remain beneath buildings is a vital aspect of maintaining your property’s dry.

In addition to a drainage system to prevent water ingress, if the property has an enclosed space between your flooring and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

The ground-moisture barrier typically made of polythene and is laid on top of the ground, in order to block any moisture in the ground from entering the home. It also helps in preventing water damage to the floor insulation.
