Unreasonable Gaps & Holes

Draught Stopping Frasertown

Draughts can lead to dropping temperatures within houses. A cold home is more expensive to heat, which means wasting energy and increased bills.

If a draught can be noticed from gaps that are not adequate or holes the area requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air coming in or the sound of a clear draught emanating out of a hole or gap, then it is most likely a gap or hole which needs sealing in any way. Cracks or gaps with large gaps must be sealed permanently. Cracks that are greater than 3mm and let air into or out of your house require to be sealed. In the case of an open fireplace isn’t being used, it can cause draughts and should be sealed from. Landlords and property managers are accountable for making sure that such draughts are squelched as far as possible.

There is no need to block off gaps or holes in the construction. For example, tiny gaps around windows and doors may be required to allow for movement within the structure as the household gets warmer and cooler, so that they can still be closed and opened instead of than being stuck. We will test all doors and windows during your Healthy Homes assessment of your rental property.

Adequate heaters are important for healthy houses

Heating Frasertown

Rental properties in Frasertown should have a permanent heating source which can warm the principal or the biggest living room to at least 18degC, even on the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating requirements to remain fixed (i.e., not portable) and at minimum 1.5 horsepower in capacity, and it must have the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool could be used to determine if the existing installed heater(s) are sufficient or if you’ll require to "top up" with a new heater. Fires that are open and unflued heaters, such as small portable LPG bottle heaters aren’t considered to be acceptable heating options for the Healthy Homes Standard.

If the heating you provide is an electric heater (or heat pump), it needs to include the thermostat. This will help make the heating more uniform and efficient. For most homes, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters will be required. However, in certain instances like small apartment buildings, a smaller fixed electric heater could be enough.

If the main living room already has a central heating source like the heat pump, it might just require some additional energy to be able to meet the standards. Some types of heaters can’t be used to comply with the standard because they’re costly, not cost-effective to run, and/or unhealthy to run.

Frasertown Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the inside It’s about having to make sure there is somewhere for surface, rain as well as groundwater to move and also stop it from getting into the building. When it comes to moisture and damp it’s frequently not apparent that it could become a major issue, causing damage to your investment and harming the tenant’s well-being.

Rental properties should have efficient drainage to eliminate the stormwater and surface waters and ground water, including the proper outfall or runoff. Making sure that water has a location to go, and it doesn’t get sucked into buildings is a vital aspect of making sure your property is dry.

In addition to an irrigation system to stop moisture ingress, if your apartment has an enclosed gap between your floor and the ground, a ground water barrier must be installed if it is reasonably practicable to install it.

The ground-moisture barrier generally made of polythene and is laid on top of the ground to stop any moisture from the ground from getting into the home. It also helps to prevent from causing damage to the flooring insulation.
