Fines for Failing to Comply

Beginning on July 1st, 2021, if a new or renewed contract is signed on a Flaxmere rental property, all Healthy Homes compliance tasks have to be taken care of inside of 90 days.

When do I require to meet The Healthy Homes Standards?

Flaxmere Healthy Homes Compliance Timeframes

Tenancies that were signed beginning on 1 July 2019 to 30 June 2021

  • Ceiling and underfloor insulation is mandatory in all Flaxmere and New Zealand rental homes where it’s reasonably practicable to install.
  • A Healthy Homes Statement of Intent to Comply, an Insulation Statement and an Insurance Statement should be included in any renewed, new or altered tenancy contract.
  • Property managers and landlords must keep records that prove compliance with the Healthy Homes Standards that apply or will be in force during the tenure of your rental home.

Beginning 1 July 2021

  • Property managers and private landlords should ensure that their rental properties are in compliance according to Healthy Homes Standard within 90 days of any renewal, new or a change in tenant.
  • All boarding houses (except Kainga Ora and Community Housing Providers with registered boarder house tenancies) must adhere to the Healthy Homes Standard regardless of when the tenancy began.

From July 1st 2023

  • All houses that are rented out by Kainga Ora (formerly Housing New Zealand) and Community Housing Providers that are registered are required to comply with the Healthy Homes Standards regardless of when the tenancy began.

From 1 July 2024

  • All rental homes must be in compliance with the Healthy Homes Standards regardless of when the tenancy first began.

Heating Flaxmere

Rental properties in Flaxmere need to have a stable source of heating that can warm the living space to a minimum of 18degC, even during the coldest winter days.
