Unreasonable Gaps & Holes

Draught Stopping Eskdale

Draughts may lead to lower temperatures in homes. A damp house is more expensive to heat, meaning wasting energy and resulting in higher bills.

If a draught can be noticed from gaps that are not adequate or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or the sound of a clear draught emanating from a hole or gap, then it’s likely a crack or crack that needs sealing in any way. Large cracks and gaps should be stopped permanently. Any gaps greater than 3mm that allow air to enter or exit of the home need sealing. In the case of an open fireplace isn’t in use it can create draughts. This must be sealed from. Property managers and landlords are accountable for ensuring that such draughts are squelched as much as imaginable.

There is no require to block holes or gaps in the building. For instance, small gaps around windows and doors could be necessary to allow movement of the building as the home gets warmer and cooler, in order to let them be opened and closed rather than securing. We will test all windows and doors as part of your Healthy Homes assessment of your rental property.

Heating Eskdale

Eskdale rental properties need to have a stable source of heat that can warm the largest or main living space to at least 18degC even on the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs to remain fixed (i.e., not portable) with at least 1.5 kW in heating capacity, and it must have the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool may be used to determine if your current permanent heater(s) are sufficient or whether you will need to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters such as small portable LPG bottle heaters aren’t considered to be acceptable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, it should include an thermostat. This makes the heating more uniform and effective. For most properties, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters will be required. In certain situations, like apartments with small spaces small apartments, a smaller electric fixed heater could be enough.

If the main living room already has a fixed heating source, such as the heat pump, it could require an update to ensure it meets the requirements. Some types of heaters can’t be used to comply with the standard as they are either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Eskdale

Every living space of a rental home must have at least one opening door or window to offer natural airflow. Additionally, areas with high moisture spaces like kitchens and bathrooms must have a suitable externally vented extractor to eliminate moisture.

The ventilation standard is all about acknowledging the fact that the dry atmosphere is more easy to heat and the property that is properly ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces such as the hallways are not liveable , and thus do not require an opening door or window.

Each window, door or the skylight needs to be able open to the outside, but remain closed in order to allow the circulation of fresh air and ventilation.

All bathrooms and kitchens and every other room of your house that houses a bath, shower and cooktop or another water-generating appliance will require proper extractor fan systems which are vented out to the outside. The Healthy Homes Assessment service will ensure that there is sufficient air circulation in every living space that includes extractor fans that are suitable in areas with high moisture.

Insulation Eskdale

Ceiling and underfloor insulation is mandatory to all rental homes since July 1, 2019. All landlords and property managers are required to ensure that the insulation meets standards that are in line with the latest standard. In certain situations, the existing ceiling insulation or insulation in the sub floor space may require to be added or replaced.

A house that is well-insulated will reduce the risk of condensation and lower the chance of mould and dampness and will also make an easier task to the home to hold warmth.

Insulation requirements to meet the R-values of your area.

The "R" is a symbol for thermal resistance, and is a measure of how well the insulation resists heat flow. The higher the R-value, the more effective the insulation.

Eskdale Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about what’s inside the building but you must make sure there is somewhere for surface, rain and underground water to flow, and to prevent it from getting into the building. When it concerns damp and moisture it’s usually the concerns you don’t notice that can cause a lot of trouble and end up causing the property to suffer and affecting your tenant’s well-being.

Rental properties require to be equipped with efficient drainage to eliminate rainwater, storm water and ground water, including an appropriate runoff or outfall. Making sure that water has a place to go, and that it doesn’t get sucked into structures is an important aspect of maintaining your property’s dry.

Alongside a drainage system to avoid water ingress, if the apartment has an enclosed gap between the floor and the soil, a ground-water barrier must be installed if it is reasonably practicable to install it.

A ground moisture barrier is generally a sheet of polythene that is placed over the ground to prevent any moisture that is present in the ground from rising into the building. It also helps to prevent any damage to your underfloor insulation.
