Unreasonable Gaps & Holes

Draughts are a major cause of dropping temperatures within homes. A damp house is more expensive to heat, meaning wasting energy and increased bills.

If a draught can be perceived as a result of gaps or holes or holes, it needs to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air entering or the sound of a clear draught emanating out of a hole or gap or crack, then it’s probably a gap or crack that requirements sealing in somehow. Large cracks and gaps should be sealed permanently. Gaps greater than 3mm that allow air to enter or exit from the home need to be sealed. In the case of an open fireplace isn’t being used, it can create draughts. This must be sealed from. Property managers and landlords are accountable for making sure that these draughts are stopped as much as imaginable.

You don’t need to block off holes or gaps that are part of the building. For instance, small gaps around windows and doors could be required to allow movement of the building when the house gets warmer and cooler, so that they are able to be shut and opened, rather than sticking. We will inspect all doors and windows in our Healthy Homes assessment of your rental property.

Heating Eskdale

Eskdale rental properties must have a fixed heating source that can warm the largest or main living room to at least 18 degrees Celsius, even on the most coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat requirements to be fixed (i.e. not portable) and at minimum 1.5 kW in heating capacity and have the minimum heating capacity needed in the living area. A Heating Assessment Tool may be used to determine whether the current fixed heater(s) are adequate or whether you will need to "top-up" with a new heater. Open fires as well as unflued combustion heaters such as portable LPG bottle heaters are not considered acceptable heating options for the Healthy Homes Standard.

If the heating system you provide is an electric heater (or heat pump), it requirements to be equipped with a thermostat. This will make your heating more consistent and efficient. For most houses, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In some instances, like small apartment buildings the smaller fixed electric heater could be enough.

If your main living space already has a fixed heating source such as an air conditioner, it might require some additional energy in order to comply with the standards. Certain types of heaters cannot be used to meet the standard since they’re either costly, not cost-effective to run, and/or unhealthy to run.

Eskdale Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside It’s about having to ensure there is somewhere for surface and ground water to go, and stop it from coming inside. When it is about damp and water, it is often what you don’t see that could become a major issue and cause damages to your investment and affecting your tenant’s well-being.

Properties that are rented must be equipped with effective drainage to eliminate the stormwater and surface waters and groundwater, with an appropriate outfall or runoff. Making sure that the water has a place to go, and also that it doesn’t sit beneath structures is a crucial aspect of keeping your property dry.

In addition to a drainage system to prevent the ingress of moisture, if your rental has an enclosed gap between your floor and the ground, a ground moisture barrier must be constructed if it is reasonably practicable to install it.

Ground moisture barriers are generally a sheet of polythene that is placed over the ground to prevent any moisture in the ground from accumulating into the home. It also assists in preventing any damage to your underfloor insulation.
