Unreasonable Gaps & Holes

Draughts increase the likelihood of dropping temperatures within homes. A draughty home will cost more to heat, meaning wasting money and energy.

If a draught can be felt from unreasonable gaps or holes, it requirements to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air entering or the sound of a clear draught emanating out of a hole or gap, then it’s most likely a gap or hole which requirements sealing in some way. Cracks and gaps that are large should be sealed permanently. Cracks that are greater than 3mm and let air in or out within your house need sealing. For instance, if an open fireplace is not in use, it can create draughts. This must be sealed off. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed whenever imaginable.

You don’t require to block up intentional gaps or holes in the construction. For instance, small gaps around windows and doors could be necessary to allow movement of the structure as the home is heated and cools in order to let them be opened and closed rather than securing. We will check all windows and doors in your Healthy Homes assessment of your rental property.

Adequate heaters are crucial for healthy homes

Heating Bay View

Rental properties in Bay View need to have a stable heating source that is able to heat the main or largest living area to at minimum 18degC, even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat requirements for it to be permanent (i.e. not portable) that is, at least 1.5 Kilowatts in heating capacity and have the minimum required heating capacity for the main living room. A Heating Assessment Tool can be used to determine if the existing fix heater(s) are adequate or whether you will need to "top-up" with an additional heater. Unflued combustion and open fire heaters like small portable LPG bottle heaters are not considered acceptable heating options in the Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump, it must be equipped with a thermostat. This will make the heating more reliable and effective. For most homes, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In certain situations, such as small apartments the smaller fixed electric heater might be enough.

If your living space already has a permanent heating source, such as the heat pump, it might just require an upgrade in order to comply with the standards. Certain types of heaters cannot be utilised to meet the quality as they are either not effective, cost prohibitive to operate or are unsafe to operate.

Each window, door or Skylight requirements to have the ability open to the outside, and stay set in an opening position in order to allow to circulate fresh air as well as ventilation.

The bathrooms in all kitchens and any other room in your home that has shower, bath and cooktop or another moisture-producing item will require proper extractor fan systems that vent out to the outside. The Healthy Homes Assessment service will check that there is adequate ventilation in every living space that includes extractor fans that are suitable in areas with high moisture.

Bay View Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the interior of the building; you have to ensure there is somewhere for rain, surface and underground water to flow and prevent it from getting into the building. When it concerns damp and moisture it’s often those concerns that you aren’t aware of that can cause a lot of trouble and end up causing damage to your investment and harming your tenant’s well-being.

Properties that are rented must be equipped with effective drainage for the removal of the stormwater and surface waters, and ground water. This includes an appropriate runoff or outfall. Making sure that water has a location to go and that it doesn’t get sucked into structures is an crucial aspect of keeping your property dry.

In addition to a drainage system to prevent moisture ingress, if your rental is enclosed between your flooring and the ground, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

The ground-moisture barrier usually a sheet of polythene that is placed over the ground, in order to block any moisture in the ground from rising into the building. It also helps prevent from causing damage to the flooring insulation.
