Heating Anderson Park

Anderson Park rental properties need to have a stable source of heating that is able to heat the living room to at least 18degC, even on the most coldest days of the year. A Heating Assessment Tool could be used to check if the fix heater(s) are sufficient or whether you will need to "top-up" by adding a second heater. Unflued combustion and open fire heaters like mobile LPG bottle heaters aren’t considered acceptable heating options under The Healthy Homes Standard.

If the heating you offer is electric heating or heat pump it must be equipped with the thermostat. This makes the heating more consistent and efficient. For the majority of houses, bigger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. However, in some cases such as small apartments an electric, fixed heater may suffice.

If the living area already has a fixed heating source, like a heat pump, then it may need a top up to meet the standards. Certain kinds of heaters cannot be used to meet the standard because they’re costly, not cost-effective to run, and/or unsafe to run.

Anderson Park Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of what’s inside the building but you must ensure there is somewhere to allow surface, rain and underground water to flow and to prevent it from getting into the building. When it concerns damp and moisture it’s often not apparent that it could be a huge problem and end up causing damage to your investment as well as harming the tenant’s well-being.

Rental properties require to be equipped with efficient drainage to eliminate the stormwater and surface waters and ground water, which includes the proper outfall or runoff. Making sure that water has a place to go, and it doesn’t sit beneath buildings is a vital aspect of making sure your property is dry.

In addition to the drainage system that will prevent water ingress, if the rental is enclosed between the floor and soil, a ground-water barrier should be put in place if it’s reasonably practicable to install it.

The ground-moisture barrier usually made of polythene and is laid on top of the ground to prevent any moisture from the ground from entering the home. It also helps to prevent moisture damage to the underfloor insulation.
